Water Out, Structure Dried

North Lauderdale, FL Water Damage Restoration

Homes across North Lauderdale and the rest of Florida get one sequence: water out, structure dried to a measured standard, rebuild last. An independent local pro takes the call.

Local and independent · the visit decides the scope

  • Round-the-clock cover for water that is still standing
  • Local contractors, independent of this site
  • Scope written at the property by the pro who attends
  • Readings against IICRC S500 settle when drying is done
  • 24/7 emergency response

Round the clock, because water that is standing at 3am is still standing at 6am.

  • No lead form

Quoted by the contractor on site. No form, no list, no resale.

A referral network of independent water damage contractors, reached through one number, in every state.

The order a drying job runs in

Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Drying conditions particular to North Lauderdale

When a floor is wet in North Lauderdale, the call routes to an independent local contractor for water damage restoration, across town and out to its edges. The 1970s floors are tile glued to a troweled slab, so the bond lets go well beyond the part that actually got wet.

What is behind the walls here

Roughly 13,179 of North Lauderdale's 16,396 homes went up before 1990, putting the median build year at 1978; what dries in place and what comes out follows from that. Around a median of 1978 with eight in ten homes predating 1990, the floors are composition tile or thin-set laid onto a steel-troweled slab, and adhesive on a dense slab holds by a narrow margin at the best of times, so a loss releases the bond across a much wider area than the water reached.

The drying weather

No month in North Lauderdale has a normal low below freezing, and January is the coolest at 59.1 degrees. The rain side of the calendar peaks in September at 8.13 inches of an annual 56.5; both figures recorded at FT LAUDERDALE EXECUTIVE AP, 3.3 miles away. The dew point sits close to indoor temperature for months at a time, so a building that is not being cooled is effectively at the outside humidity; an unoccupied unit with the system off has no drying happening in it at all between the loss and the first visit.

Where these losses tend to land

  • Tile bonded to a dense troweled slab, so the adhesive releases across a far wider area than the wet zone and the floor comes up well past the damage
  • Unoccupied units with the cooling switched off, so the interior sits at outdoor humidity and nothing is drying before anyone arrives
  • Old adhesive that cannot be matched, so a partial lift leaves a repair that will always be visible and the scope becomes a finish decision

Frequently asked questions

The tile is loose in rooms that never got wet. Why?

Because the bond was marginal already. Adhesive on a hard steel-troweled slab holds by a thin margin, and the humidity that a loss puts into the building is enough to release it well outside the wet area. The loose field is real damage, but it marks where the bond was weakest rather than where the water went.

Does the whole floor come up, or only the wet part?

It depends on what can be matched. The wet part has to come up so the concrete can be read and dried. Where the tile is a pattern that is no longer made, lifting only part of it leaves a visible repair, so the extent becomes a finish decision rather than a drying one and is settled early.

The unit was empty with the air off. Does that change anything?

It changes how far along the loss is. With the system off, the inside of the building sits at the outdoor dew point for most of the year, so nothing has been drying and the humidity has been working on adhesive, cabinetry and any paper-faced board since the water arrived. The scope is normally wider than the same loss in an occupied home.
