Drying, stage by stage

Sequence beats equipment on a wet building. The stages below come from IICRC S500 - all of them the contractor's work, each one setting the size of the next.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

What drying a building in Jacksonville involves

Water damage restoration by an independent local contractor covers Jacksonville together with Miramar Terrace, Norwood, and Mandarin. Older wood-frame houses on crawl spaces stand beside slab-built neighborhoods from the 1980s and later, on sandy ground that drains but holds humidity under the floor.

What the houses are made of

The typical Jacksonville house dates to 1987, with close to three fifths of the stock (55.1 percent) built before 1990, so the assemblies that get wet are mostly late 1980s work. Pre-war and mid-century frame houses sit on crawl spaces while the later stock is slab-on-grade, so a loss in one part of town is dried from below through the crawl and in another it is a slab-and-drywall job, and the age of the house says which before anyone opens a wall.

Drying conditions

A normal year here delivers 53.1 inches, 7.84 of them in September, against a warm season that peaks at 83.9 degrees in July; rain recorded at JACKSONVILLE 4.2 ESE 4.5 miles away and temperatures at JACKSONVILLE NAS 7.2 miles away. The wet season runs into September and keeps the air heavy, but the winter here is mild and comparatively dry, so a loss in January can be brought to a dry reading in days while the same loss in August runs a week on sealed equipment.

How water losses tend to end in Jacksonville

  • Crawl spaces under frame houses staying damp after a leak overhead, so the subfloor is dried from below and the insulation between the joists comes out
  • Slab neighborhoods from the 1980s with laminate floors trapping water underneath, so the floor comes up rather than being dried through
  • Ceiling cavities under September roof leaks holding water in the insulation, so the cavity is opened and dried before the roof repair is even finished

Water Damage Restoration services in Jacksonville

Six water services lead and two mold services follow, because mold is the end of a drying job rather than a separate one. Independent Jacksonville contractors do both.

Frequently asked questions

Can a frame house on a crawl space be dried from underneath?

Yes, and often that is the better route. When a leak has gone through the floor, the contractor removes the wet insulation from between the joists, runs air and dehumidification in the crawl space, and reads the subfloor from below. The finished floor above may survive if it is reached early; the insulation underneath usually does not.

Why would a winter leak dry faster here than a summer one?

Because the winter air has room for moisture and the summer air does not. Jacksonville's wet season runs into September and keeps indoor humidity high, so dehumidifiers carry the load and runs are long. In the mild winter months the same equipment reaches the dry standard in days, and the scope is often smaller for the same water.

What happens to laminate flooring that took a leak?

It usually comes up. Laminate and floating floors trap water in the layer underneath, where it cannot be dried through the surface, and the planks swell along the joints within a day or two. The contractor lifts the floor, dries the slab or subfloor to a reading, and only then is a new floor laid.
