Readings, then scope, then removal - in that order, agreed at the door.

The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Hudson: what the drying job runs into

When a floor is wet in Hudson, the call routes to an independent local contractor for water damage restoration, across town and out to Emerald Fields. The windows here are sealed straight into the block with no frame behind, so the joint is the only thing keeping water out.

How these houses are built

The typical Hudson house dates to 1984, with about three quarters of the stock (71.2 percent) built before 1990, so the assemblies that get wet are mostly mid 1980s work. Around a median of 1984 with seven in ten houses older, the openings were formed in the block and the windows set directly into them without a buck or a surround, so there is nothing between the frame and the masonry except the sealant that was run round it.

The climate a job dries in

August brings 9.93 of the 55.56 inches Hudson sees in a normal year, and August averages 83 degrees, which is the pace a wet floor dries at in the warm season; rain recorded at PORT RICHEY 2.0 NNE 4.3 miles away and temperatures at WEEKI WACHEE 12.9 miles away. August is the wettest month at close to ten inches of a fifty-six inch year and no month averages a freeze, so the walls take driving rain at their openings through a long warm season; a joint that has given up in that stretch is admitting water into block that has no cavity to drain it.

The way a loss ends here

  • A window sealed directly to masonry, so a single joint is the whole defense and it ages in sunlight
  • No cavity behind the opening, so water past the joint is in solid block rather than in a drained space
  • Damage below and beside the window, so the wall shows it at the jamb and the sill rather than where it entered

Frequently asked questions

What is actually holding the water out at a window here?

The sealant round the frame, and very little else. The opening was formed in the block and the window set straight into it, so there is no buck, no surround and nothing behind the joint to catch what gets past. When that bead ages and opens, there is no second line.

Where does the water go once it is past?

Into the block itself. There is no cavity beside the opening to drain into, so it is absorbed by the masonry around the jamb and the sill and works its way down and inward through the wall. The inside shows it at the reveal and below the sill rather than at the point it entered.

Does resealing it deal with the problem?

It stops the source, which is necessary, but the wall still holds what it has taken. Block absorbs through its body and gives it back slowly from one face, so the masonry around the opening is read and dried after the joint is made good rather than assumed to be finished with it.
