How a wet building gets dry again
The order matters more than the equipment. These are the stages the IICRC S500 drying standard describes; each is the contractor's work, and each decides how much of the next there is.
-
Step 1: Stop and remove
The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.
-
Step 2: Open and map
Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.
-
Step 3: Dry to a number
Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.
-
Step 4: Close up
Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.
Inside a Aventura drying job
Aventura homeowners reach an independent local contractor for water damage restoration whether the house is downtown or out in Skylake, Presidential Estates, and Highland Lakes. Most of the housing is high-rise condominium, so one unit's failure becomes a drying job in the three homes below it.
Construction you will find here
Ask when the houses in Aventura were built and the answer is 1989 at the median, 52.6 percent of them finished by 1990. Just over half the units predate 1990 and nearly all of them sit inside concrete towers, so the wet material is interior partition drywall, cabinetry and floor covering rather than anything structural, and the concrete floor between one unit and the next holds moisture long after the finishes have been pulled out.
Conditions for drying
June brings 8.84 of the 65.04 inches Aventura sees in a normal year, and August averages 83.3 degrees, which is the pace a wet floor dries at in the warm season; both figures recorded at HOLLYWOOD, 4.7 miles away. Nothing here freezes, and from June through October the outside air carries more moisture than the inside of a building being dried, so opening a slider sets the work back instead of helping it and the whole moisture load has to leave through equipment.
What tends to go wrong in Aventura
- Losses in an upper unit reaching two or three homes below before the owner above notices, so the scope is set by how far the water traveled rather than by the size of the failure
- Concrete floors between units giving moisture up from one face only, so the ceiling below still reads wet after the unit above is finished
- Equipment needing access to occupied homes on several floors at once, so a job runs long on scheduling rather than on the building

Frequently asked questions
How long does a unit take to dry after water comes from the floor above?
Longer than the same loss in a house, usually a week or more. Concrete releases moisture slowly and only from the face that is open to the room, so the ceiling assembly is the last thing to come down to a number. Drywall partitions and cabinets dry quickly by comparison and are often finished days before the slab above them is.
Does the ceiling in the lower unit have to come out?
Often the board does, though not always the whole room. Water that has run along the underside of the concrete sits above the ceiling in the light coves and soffits, where nothing can reach it. Those get opened, the insulation and any wet framing are pulled, and the concrete above is then dried directly with air moved across it.
Can the unit be lived in while the equipment runs?
Usually yes, if the wet rooms can be closed off. The machines are loud and they raise the temperature of the space they serve, so bedrooms are kept out of the drying chamber where the layout allows it. What does not work is switching everything off overnight for quiet, since a drying run that stops each evening takes twice as long.
