Water Out, Structure Dried

Sunnyvale, CA Water Damage Restoration

Homes across Sunnyvale and the rest of California get one sequence: water out, structure dried to a measured standard, rebuild last. An independent local pro takes the call.

Local and independent · the visit decides the scope

  • Round-the-clock cover for water that is still standing
  • Local contractors, independent of this site
  • Scope written at the property by the pro who attends
  • Readings against IICRC S500 settle when drying is done
  • 24/7 emergency response

Round the clock, because water that is standing at 3am is still standing at 6am.

  • No lead form

Quoted by the contractor on site. No form, no list, no resale.

A referral network of independent water damage contractors, reached through one number, in every state.

The order a drying job runs in

Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Drying conditions particular to Sunnyvale

When a floor is wet in Sunnyvale, the call routes to an independent local contractor for water damage restoration, across town and out to its edges. The mid-1970s tract houses here run their heating ducts inside the slab, below the floor and below any leak.

What is behind the walls here

The typical Sunnyvale house dates to 1976, with roughly two thirds of the stock (69.7 percent) built before 1990, so the assemblies that get wet are mostly mid 1970s work. Around a median of 1976 with about seven in ten houses older, the plan is slab-on-grade with the warm air distributed through ducts cast into the pour, so the lowest void in the building is not a crawl space but a closed loop of sheet metal that any water on the floor eventually finds.

The drying weather

Drying here is a August job at one pace and a December job at another, 68 degrees against 50.5; the 13.45 inches a year peak in February at 2.9, both figures recorded at MOFFETT FEDERAL AIRFIELD, 1.8 miles away. February brings under three inches of a thirteen inch year and the warm season tops out in the high seventies, so outdoor air is usable for drying most of the year; what does not cooperate is the duct run under the floor, which holds standing water in a place no air movement in the room can reach.

Where these losses tend to land

  • Ducts cast into the slab, so floor water drains into the system and sits below the level anything can be extracted from
  • Registers at floor level acting as inlets during a loss, so the route into the ducts is the same opening the air comes out of
  • A system that cannot be run while it is wet, so the house loses its heating at exactly the point the drying needs it

Frequently asked questions

Where does the water go when the floor is flooded?

Into the ducts, through the floor registers. They sit at the lowest point of the room and open directly into a metal run inside the slab, so a loss that crosses the floor drains into the system within minutes. That is the part of the job that takes longest, because it is below everything and cannot be reached from the room.

Can the heating be used to help dry the house?

Not while the ducts are wet, and that is the awkward part. Running a system with standing water in it moves that moisture into every room instead of out of the building. The ducts are cleared and dried first, on their own, and the house is carried on portable equipment until the system is signed off.

What decides whether the ducts can stay?

How long they stood full and what came in with the water. Metal that held clean water briefly is cleaned and dried in place; a run that held water for days, or took anything from a drain, is a replacement, and replacing a duct inside a pour means cutting the floor. That decision is made early because everything else waits on it.
