Water Out, Structure Dried

Santa Rosa, CA Water Damage Restoration

Homes across Santa Rosa and the rest of California get one sequence: water out, structure dried to a measured standard, rebuild last. An independent local pro takes the call.

Local and independent · the visit decides the scope

  • Round-the-clock cover for water that is still standing
  • Local contractors, independent of this site
  • Scope written at the property by the pro who attends
  • Readings against IICRC S500 settle when drying is done
  • 24/7 emergency response

Round the clock, because water that is standing at 3am is still standing at 6am.

  • No lead form

Quoted by the contractor on site. No form, no list, no resale.

A referral network of independent water damage contractors, reached through one number, in every state.

The order a drying job runs in

Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Drying conditions particular to Santa Rosa

Water damage restoration by an independent local contractor covers Santa Rosa together with Montgomery Village and Coffey Park. Two thirds of the houses predate 1990 and many sit on crawl spaces that stay damp from the first December rain until spring.

What is behind the walls here

Only 32.9 percent of Santa Rosa's housing went up after 1989, so the median build year sits at 1980 and the drying scope is set by that era's materials. The median build year is 1980 and the stock splits between raised floors over crawl spaces and slab tracts of the same era, so where there is a crawl space the loss drops into it and the batt insulation and stored contents come out before the framing above can be read at all.

The drying weather

No month in Santa Rosa has a normal low below freezing, and December is the coolest at 38.2 degrees. The rain side of the calendar peaks in December at 6.47 inches of an annual 31.53; both figures recorded at SANTA ROSA, 0.8 miles away. Almost every inch falls between November and March and the summer is dry enough to air a building out in a day, so the same loss is a short job in August and a long one in December, when the space under the floor is already at its wettest.

Where these losses tend to land

  • Crawl spaces that stay damp through the whole wet season, so a floor loss has nowhere to drain to and the underfloor insulation comes out
  • Heating ducts run under the floor, so a crawl space loss fills the duct and the system carries the moisture through the house before it is shut off
  • A wide gap between the wet half of the year and the dry half, so a drying plan written for one season does not transfer to the other

Frequently asked questions

Is a December floor loss slower than the same loss in August?

Two to three times as long as the same loss in August. The crawl space is already carrying moisture, the outside air is close to saturation most days, and there is no help to be had from ventilation. The building has to be closed and dehumidified instead, and ten days to a fortnight is a realistic expectation.

The insulation under the floor is wet. Does it come out?

Yes, in every case. Wet batt loses its loft, holds water against the subfloor and the joists, and cannot be dried in place between them. It is pulled, bagged and replaced after the framing above it reads dry. Leaving it and running equipment underneath is how a floor comes back damp in the spring.

Can the hardwood be dried in place or does it get lifted?

It depends on how long it stood wet and what is under it. Boards that have taken water for under a day over a plank subfloor can often be mat dried from above and will flatten back out. Boards that have cupped hard, or that sat while the crawl space below them stayed damp, are lifted so the subfloor can be reached.
