Meter readings first, then the scope at the door, then anything comes out.

What happens between the call and the rebuild

Four stages, in one order, described by the IICRC S500 standard. The contractor does each; how well each is done decides how much work the next one carries.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

What a wet building in San Jose asks of a contractor

From Berryessa, Willow Glen, and Fruitdale to the middle of town, water damage restoration calls in San Jose go to an independent local contractor. Second dwellings have been added on a great many of these lots, and each one puts plumbing where there was none.

The materials in these houses

Roughly 249,093 of San Jose's 345,066 homes went up before 1990, putting the median build year at 1976; what dries in place and what comes out follows from that. Around a median of 1976 with seven in ten houses older, a considerable number of properties now carry an accessory dwelling in the back garden or converted from a garage, with its own kitchen and bathroom.

Weather that sets the pace

On the 1991–2020 normals, San Jose gets 18.8 inches a year with January heaviest at 3.83, and the drying season runs from a 50.8-degree December to a 71.2-degree August; rain recorded at SAN JOSE 3.5 ENE 2.1 miles away and temperatures at SAN JOSE 6.1 miles away. January is the wettest month at 3.83 inches of an 18.8-inch year and no month averages a freeze, so the rain is concentrated into a short winter; a service trench dug across a garden meets that as a permeable line.

How the losses here usually end

  • New drainage and supply trenched across the garden, so there is a route to the main house
  • A second kitchen and bathroom at the back of the lot, so there is plumbing far from any shutoff
  • Work of varying standard, so what is buried depends entirely on how it was done

Frequently asked questions

What is added when a second unit goes in?

A full set of services across the garden. Water, drainage and power are trenched from the house or the street to the back of the lot, and the new dwelling has its own kitchen and bathroom, so there is plumbing where there was lawn.

Why does the trench matter?

Because backfilled ground is looser than what surrounds it. A trench running from the street or the house to the back of the lot is a permeable line through otherwise settled soil, and winter rain finds it and follows it.

Where is the shutoff for the second unit?

Frequently nowhere obvious, which is worth establishing before it matters. Some installations put a valve at the branch and some do not, so a leak in the back unit may mean shutting off the whole property to stop it. A valve at the branch costs very little at the time of the build and a great deal to retrofit.
