Water Out, Structure Dried

San Diego, CA Water Damage Restoration

Homes across San Diego and the rest of California get one sequence: water out, structure dried to a measured standard, rebuild last. An independent local pro takes the call.

Local and independent · the visit decides the scope

  • Round-the-clock cover for water that is still standing
  • Local contractors, independent of this site
  • Scope written at the property by the pro who attends
  • Readings against IICRC S500 settle when drying is done
  • 24/7 emergency response

Round the clock, because water that is standing at 3am is still standing at 6am.

  • No lead form

Quoted by the contractor on site. No form, no list, no resale.

A referral network of independent water damage contractors, reached through one number, in every state.

The order a drying job runs in

Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Drying conditions particular to San Diego

When a floor is wet in San Diego, the call routes to an independent local contractor for water damage restoration, across town and out to Serra Mesa and Kearny Mesa. This city is cut through with canyons, and a great many lots sit on fill pushed into the head of one.

What is behind the walls here

Only 29.9 percent of San Diego's housing went up after 1989, so the median build year sits at 1979 and the drying scope is set by that era's materials. Around a median of 1979 with seven in ten houses older, the mesas here are divided by steep canyons, and subdivisions were extended by filling the upper ends of them to make level ground.

The drying weather

A normal year here delivers 11.02 inches, 2.65 of them in February, against a warm season that peaks at 73.7 degrees in August; both figures recorded at SAN DIEGO MONTGOMERY FLD, 0.2 miles away. February is the wettest month at 2.65 inches of an 11-inch year and no month averages a freeze, so the fill is dry for most of the year; the few winter storms are the only time water moves through it at all.

Where these losses tend to land

  • Deep fill under part of a lot and native ground under the rest, so one house sits on two things
  • Water moving down through the fill to the old canyon floor, so it emerges lower down the slope
  • A boundary that is invisible at the surface, so which ground a house is on has to be established

Frequently asked questions

What does canyon fill mean for a lot?

That the ground under it is man-made rather than natural. The upper end of a canyon was filled to create buildable land, so a lot can have twenty or more feet of placed fill under one part and undisturbed mesa under another.

Why does water come out partway down the slope?

Because it is following the old canyon floor. Water entering the fill travels down through it until it reaches the original ground surface underneath and then runs along that, surfacing where the old contour meets the new face of the slope.

How is the fill boundary found?

From the grading plans held by the city, which show the original contours and what was placed. It is worth requesting before any foundation work, because a footing bearing partly on fill and partly on native ground behaves badly in a wet winter.
