Water Out, Structure Dried

Redlands, CA Water Damage Restoration

Homes across Redlands and the rest of California get one sequence: water out, structure dried to a measured standard, rebuild last. An independent local pro takes the call.

Local and independent · the visit decides the scope

  • Round-the-clock cover for water that is still standing
  • Local contractors, independent of this site
  • Scope written at the property by the pro who attends
  • Readings against IICRC S500 settle when drying is done
  • 24/7 emergency response

Round the clock, because water that is standing at 3am is still standing at 6am.

  • No lead form

Quoted by the contractor on site. No form, no list, no resale.

A referral network of independent water damage contractors, reached through one number, in every state.

The scope is written at the door, after the meter readings and before anything is removed.

The order a drying job runs in

Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Drying conditions particular to Redlands

Water damage restoration by an independent local contractor covers Redlands together with Sandstone, Villa De Valencia Town Homes, and Friendly Hills Mobile Estates. These streets were laid out over citrus groves, and the old irrigation furrows still shape the way the ground drains.

What is behind the walls here

Roughly 20,507 of Redlands's 26,256 homes went up before 1990, putting the median build year at 1976; what dries in place and what comes out follows from that. Around a median of 1976 with nearly four in five houses older, the subdivisions went onto land that had been in citrus for decades, and the grading for houses did not erase the furrows, berms and head ditches the groves were watered through.

The drying weather

No month in Redlands has a normal low below freezing, and December is the coolest at 40.1 degrees. The rain side of the calendar peaks in February at 2.99 inches of an annual 12.87; both figures recorded at REDLANDS, 1.8 miles away. February is the wettest month at under three inches of a thirteen inch year and no month averages a freeze, so almost all the water arrives in a few winter storms; ground still shaped for irrigation sends that water where the grove wanted it rather than where the house does.

Where these losses tend to land

  • Old furrows and berms under the surface, so water follows lines laid out for trees rather than for buildings
  • Ground that channels rather than sheds, so flow concentrates in places nothing on the surface explains
  • A pattern that predates the houses, so it is the same on every lot in the street

Frequently asked questions

Why does water run the way it does on this lot?

Because the ground was shaped for something else. These streets were laid over citrus groves, and the furrows and berms that watered the trees were graded over rather than removed, so there are old channels under the surface still directing flow.

How would anyone know they are there?

From the pattern rather than from digging. Water concentrating in a line that nothing on the surface explains, running the same way on neighboring lots, is the signature. The old grove layout ran across what are now several properties, so it repeats along the street.

Can the grading be corrected?

On one lot, yes, and it is usually worth it. Regrading the first few feet around the building to break the old line and fall away from the house deals with what reaches it. What runs across the wider area is not one household's to change.
