Ceiling & Roof Leak Water Damage Repair in Oakland, CA
The leak is traced above the stain and corrected, wet insulation comes out, the cavity is dried to a reading, and only then is the ceiling repaired. The leak is traced uphill from the stain and corrected before anything else. Soaked insulation comes out of the cavity, the framing and the back of the ceiling are dried and read to the dry standard, and only then is the ceiling repaired and painted, so the stain does not return through new paint.
No obligation: the assessment comes before any scope
Often needed alongside
- Structural Drying & Dehumidification
Sealed air movers and dehumidifiers bring framing, subfloor and drywall back to a measured dry standard, with daily readings logged from inside the material.
- Mold Inspection & Testing
An independent assessor confirms whether the assembly that got wet is actually dry, whether growth started while it was not, and how far it reaches.
Frequently asked questions
The room reads dry but the wall keeps feeling cold. What is that?
Usually the sheathing behind it. Shiplap boarding has a lapped joint every few inches, and water sits in those gaps where no air reaches. The stud faces and the board inside can come down to a good reading while the sheathing is still holding, and a cold wall is often the first sign of it.
How is sheathing dried if it is behind the stucco?
From the inside, through the cavity. The wall is opened low and sometimes high on the bay, air is directed into the space between the studs, and the sheathing is read from there with a long probe. Stucco is rarely removed, because it does not go back well and the cavity route works if it is given time.
Is there a better month to do this work?
Not really, which is unusual. The warm season here peaks around 72 degrees with fog through much of it, so the outside air is never dry enough to do meaningful work. The equipment carries the job in July exactly as it does in December, and the schedule barely shifts between them.
