What happens between the call and the rebuild

Four stages, in one order, described by the IICRC S500 standard. The contractor does each; how well each is done decides how much work the next one carries.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

What a wet building in Oakland asks of a contractor

Oakland homeowners reach an independent local contractor for water damage restoration whether the house is downtown or out in Fernside, Fruitvale, and Jingletown. The older houses are redwood framed over shiplap sheathing, and the laps in that boarding hold water long after the room is dry.

The materials in these houses

Ask when the houses in Oakland were built and the answer is 1953 at the median, 82 percent of them finished by 1990. Around a median of 1953 with eight in ten homes predating 1990, a great deal of the older stock is redwood framing sheathed in diagonal shiplap boards under the stucco, and although the redwood itself is durable, every lap between two boards is a joint that traps water and releases it slowly.

Weather that sets the pace

A normal year here delivers 22.47 inches, 4.63 of them in December, against a warm season that peaks at 65.9 degrees in September; rain recorded at OAKLAND 1.2 ENE 1.3 miles away and temperatures at OAKLAND MUSEUM 2.9 miles away. December is the wettest month and the warm season peaks near 72 degrees, so there is no hot dry stretch at any point in the year to drive moisture out of a board sheathing; the building never gets the summer that would finish a wall on its own.

How the losses here usually end

  • Shiplap sheathing with a trapped joint at every board, so the wall holds water in dozens of narrow gaps that air cannot reach
  • Redwood framing that resists decay, so the wood survives while the sheathing joints stay wet and the finish above them fails
  • A warm season that peaks near 72 degrees, so no month of the year dries a wall passively

Frequently asked questions

The room reads dry but the wall keeps feeling cold. What is that?

Usually the sheathing behind it. Shiplap boarding has a lapped joint every few inches, and water sits in those gaps where no air reaches. The stud faces and the board inside can come down to a good reading while the sheathing is still holding, and a cold wall is often the first sign of it.

How is sheathing dried if it is behind the stucco?

From the inside, through the cavity. The wall is opened low and sometimes high on the bay, air is directed into the space between the studs, and the sheathing is read from there with a long probe. Stucco is rarely removed, because it does not go back well and the cavity route works if it is given time.

Is there a better month to do this work?

Not really, which is unusual. The warm season here peaks around 72 degrees with fog through much of it, so the outside air is never dry enough to do meaningful work. The equipment carries the job in July exactly as it does in December, and the schedule barely shifts between them.
