Water Out, Structure Dried

Lancaster, CA Water Damage Restoration

Homes across Lancaster and the rest of California get one sequence: water out, structure dried to a measured standard, rebuild last. An independent local pro takes the call.

Local and independent · the visit decides the scope

  • Round-the-clock cover for water that is still standing
  • Local contractors, independent of this site
  • Scope written at the property by the pro who attends
  • Readings against IICRC S500 settle when drying is done
  • 24/7 emergency response

Round the clock, because water that is standing at 3am is still standing at 6am.

  • No lead form

Quoted by the contractor on site. No form, no list, no resale.

A referral network of independent water damage contractors, reached through one number, in every state.

The order a drying job runs in

Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Drying conditions particular to Lancaster

When a floor is wet in Lancaster, the call routes to an independent local contractor for water damage restoration, across town and out to West Lancaster. The pad the air conditioner stands on has settled against the wall, so the ground at that corner is now the lowest point.

What is behind the walls here

Only 39.3 percent of Lancaster's housing went up after 1989, so the median build year sits at 1986 and the drying scope is set by that era's materials. Around a median of 1986 with six in ten predating 1990, these houses carry their cooling equipment on a concrete or composite pad set on the ground beside the building, poured or placed on backfill that has been consolidating ever since.

The drying weather

On the 1991–2020 normals, Lancaster gets 6.81 inches a year with February heaviest at 1.76, and the drying season runs from a 43.7-degree December to a 82.4-degree July; both figures recorded at LANCASTER WM J FOX FLD, 3.9 miles away. February is the wettest month at 1.76 inches of a 6.81-inch year and two months average lows below freezing, so rain is rare and heavy when it comes; a hollow beside the wall matters on the few days a year that anything falls at all.

Where these losses tend to land

  • A depression against the foundation at the point where equipment stands
  • Condensate and any wash water from the unit discharging into that same hollow
  • Ground that collapses further as it is wetted, deepening the hollow each time

Frequently asked questions

Why does the pad settle?

Because it sits on disturbed ground. The soil against a foundation was excavated and backfilled during construction and never regained the density of the ground around it, so anything placed on it keeps sinking. The pad tilts toward the wall, and the surface around it goes with it.

Is the equipment itself at risk?

It can be, but the building matters more. A unit sitting out of level runs badly and its connections take strain, which is a service issue. The larger problem is a hollow against the foundation in a place where the ground collapses when wetted, which is what moves a slab.

What does correcting it involve?

Lifting the pad and regrading the ground under and around it so that it falls away from the wall. It is straightforward work while the unit is being serviced or replaced, and it is worth doing then rather than as its own job, because the lines have to be disconnected either way.
