Drying, stage by stage

Sequence beats equipment on a wet building. The stages below come from IICRC S500 - all of them the contractor's work, each one setting the size of the next.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

What drying a building in Fresno involves

Water damage restoration by an independent local contractor covers Fresno together with Figarden, Highway City, and Calwa. The garage floor here is part of the same pour as the house but a step lower, so it is a shallow basin.

What the houses are made of

Only 36.7 percent of Fresno's housing went up after 1989, so the median build year sits at 1980 and the drying scope is set by that era's materials. Around a median of 1980 with about two thirds of the stock older, the garage slab was cast with the house slab in one pour with a step formed between them, so the garage floor is a continuous part of the same concrete set below the level of the rooms.

Drying conditions

A normal year here delivers 11.41 inches, 2.44 of them in January, against a warm season that peaks at 83.5 degrees in July; rain recorded at FRESNO 2.4 NW 2.2 miles away and temperatures at FRESNO YOSEMITE INTL AP 4.1 miles away. January is the wettest month at under two and a half inches of an eleven inch year and the warm season reaches the high nineties, so there is very little rain and no freeze; almost everything that ends up on a garage floor here came from inside the building rather than outside it.

How water losses tend to end in Fresno

  • A garage floor set below the house in the same pour, so water there is contained rather than draining away
  • One continuous slab, so moisture in the garage portion travels through the concrete into the house portion
  • A step rather than a separation, so the two floors are the same element at different levels

Water Damage Restoration services in Fresno

Six water services lead and two mold services follow, because mold is the end of a drying job rather than a separate one. Independent Fresno contractors do both.

Frequently asked questions

Why does water in the garage reach the house?

Because it is the same slab. The garage floor and the house floor were cast in one pour with a step formed between them, so there is no joint or break where one stops and the other starts. Moisture taken into the concrete at the garage end travels through it.

Does the step not keep it out?

It keeps the water out and lets the moisture through, which is the distinction that matters. Standing water stays on the garage side because of the step, but the concrete beneath is continuous, so what the slab absorbs does not respect the level change at all.

How is the house side of the slab read?

From inside, at the floor near the step, and then back into the room. Readings are taken into the slab rather than off flooring, because a covering can be dry over concrete that is still carrying moisture through from the garage end.
