The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Davis: what the drying job runs into

When a floor is wet in Davis, the call routes to an independent local contractor for water damage restoration, across town and out to East Davis, Central Davis, and South Davis. Slabs of that era were poured without a barrier under them, so the floor always reads damp and a loss hides in that background.

How these houses are built

Roughly 16,729 of Davis's 27,484 homes went up before 1990, putting the median build year at 1983; what dries in place and what comes out follows from that. With a median of 1983 and six in ten homes predating 1990, most are slab-on-grade of a period when a sheet under the concrete was not standard, so the floor carries ground moisture as a permanent condition and the question after a loss is what is new rather than what is wet.

The climate a job dries in

January brings 4.4 of the 19.47 inches Davis sees in a normal year, and July averages 75.3 degrees, which is the pace a wet floor dries at in the warm season; rain recorded at DAVIS 0.8 NE 0.8 miles away and temperatures at DAVIS 2 WSW EXP FARM 2.5 miles away. January is the wettest month and the summer runs hot and dry with July highs in the low nineties, so the same loss dried in July is finished in days and in January takes a week or more; the slab behaves differently in the two seasons for reasons that have nothing to do with the leak.

The way a loss ends here

  • Slabs poured with no sheet beneath them, so the floor carries ground moisture permanently and a reading alone cannot say whether a loss is still active
  • Floor coverings glued straight to that concrete, so adhesive fails from below over time and a loss accelerates something already happening
  • A very wet winter and a very dry summer, so a drying plan written in one season is wrong in the other

Frequently asked questions

The meter says the slab is damp. Is that from the leak?

Not necessarily, and that is the whole difficulty here. A slab poured without a sheet under it takes moisture from the ground permanently, so it reads damp in a house that has never had a loss. The useful measurement is a comparison: readings in the wet area against readings in an untouched room, taken the same day.

Is a July loss really a different job from a January one?

Yes, by a factor of two or more. In July the outside air is hot and dry enough to be used directly and the ground under the slab is at its lowest moisture of the year. In January the air is saturated, the ground is wet, and the concrete has a supply from below that the equipment cannot switch off.

What happens to flooring that was glued to the slab?

It usually comes up along the wet run. Adhesive on a slab with no barrier is working against ground moisture already, and a loss is often what finally releases it. Once it is off, the concrete is dried and tested, and any new covering is chosen on the assumption that the slab will keep giving moisture up.
