Readings, then scope, then removal - in that order, agreed at the door.

The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Lake Havasu City: what the drying job runs into

When a floor is wet in Lake Havasu City, the call routes to an independent local contractor for water damage restoration, across town and out to Jops Landing. A Mohave County desert city with 6.02 inches of rain a year and July highs above 109 degrees, where drying is fast and damage is not.

How these houses are built

Only 63.8 percent of Lake Havasu City's housing went up after 1989, so the median build year sits at 1995 and the drying scope is set by that era's materials. The median house dates to 1995 and just over a third predate 1990, stucco over frame on slab with tile roofing, so a loss runs across the slab and the wet material is pad, base trim and cabinet boxes rather than anything structural.

The climate a job dries in

No month in Lake Havasu City has a normal low below freezing, and December is the coolest at 41.8 degrees. The rain side of the calendar peaks in January at 1 inches of an annual 6.02; rain recorded at LAKE HAVASU 3.5 NE 2.3 miles away and temperatures at LAKE HAVASU CITY 2.8 miles away. January is the wettest month at a single inch against 6.02 for the year, and July highs pass 109 degrees, so outdoor air takes moisture readily and an opened assembly releases faster here than almost anywhere.

The way a loss ends here

  • Extreme summer heat driving water deep into absorbent material before anyone reaches it
  • Surfaces reading dry within a day while framing and slab are still holding water
  • Cabinet boxes and trim swelling in heat, so damage outlasts the moisture

Frequently asked questions

It is bone dry here. Why did the equipment stay a week?

Because dry air finishes surfaces long before it finishes materials. A wall face in this climate can be dry to the touch within a day while the stud behind it and the slab beneath the floor are still holding water. Meter readings on framing and concrete decide the endpoint; how quickly the room feels normal is not a useful signal here.

Does the summer heat make drying faster or worse?

Both, in different places. Highs above 109 degrees mean the air can carry a great deal of moisture away, so open assemblies release quickly. But the same heat drives water deeper into absorbent material in the hours before anyone arrives, and it swells cabinet boxes and trim past recovery. Speed of drying does not undo what the heat already did.

With so little rain, what causes losses here?

Supply lines, water heaters and appliances, almost entirely. At about six inches a year, weather is rarely the source. That usually means clean water and a known start time, which helps, but it also means the failure is inside the envelope and has often run across the slab under flooring before anyone sees it at the edge of a room.
