Fairbanks, AK Water Damage Restoration

The order a drying job runs in
Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.
-
Step 1: Stop and remove
The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.
-
Step 2: Open and map
Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.
-
Step 3: Dry to a number
Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.
-
Step 4: Close up
Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.
Drying conditions particular to Fairbanks
When a floor is wet in Fairbanks, the call routes to an independent local contractor for water damage restoration, across town and out to Clear Creek Park, Aurora, and Slaterville. The ground here is frozen year-round below a few feet, and a heated house thaws the ground beneath it.
What is behind the walls here
74.1 percent of Fairbanks's housing was standing before 1990, around a median build year of 1979, and that era decides what a contractor finds once the drywall is off. Around a median of 1979 with three quarters of the stock older, the houses stand on ground that is permanently frozen below the surface layer, and the warmth of an occupied building slowly thaws the frozen soil under its footprint.
The drying weather
Drying here is a July job at one pace and a January job at another, 62.3 degrees against -7.4; the 13.01 inches a year peak in July at 2.62, both figures recorded at AURORA, 2.4 miles away. July is the wettest month at 2.62 inches of a 13-inch year with seven months averaging a freeze and January lows near fifteen below, so precipitation is slight; the water that matters here is already in the ground, locked up as ice.
Where these losses tend to land
- Ice in the soil melting under the building, so the ground loses volume where the house is warmest
- Settlement that is uneven and continuing, so floors and walls go out of true over years
- Water released underground, so a thawing foundation produces water with nothing having leaked

Frequently asked questions
What does permafrost do under a heated house?
It thaws. The building keeps the ground beneath it above freezing, and where that ground contains ice, the ice melts and the soil collapses into the space it occupied. The house settles into the hollow it has made, and it keeps doing so.
Does that produce water inside?
It can, and it catches people out. The ice melting under a building has to go somewhere, so a crawl space or a lower floor can take on water with nothing having leaked and no rain having fallen. The source is the ground itself giving up what it held.
What is done differently when building on it?
The building is kept from warming the ground, which is the whole approach here. Raising a house on piles with open air beneath, or using insulated pads and ventilated foundations, keeps the frozen ground frozen. Where that was skipped, the settlement follows.
