Readings, then scope, then removal - in that order, agreed at the door.

The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Huntington: what the drying job runs into

Water damage restoration by an independent local contractor covers Huntington together with Enslow Park Place, Southside, and Park Hills. A floodwall keeps the river out here, and it also keeps the ground water in, so basements cannot drain toward it.

How these houses are built

Ask when the houses in Huntington were built and the answer is 1955 at the median, 87.8 percent of them finished by 1990. Around a median of 1955 with nearly nine in ten houses older, the housing sits behind a wall built to keep the river out of the city, which works as intended and also means the ground behind it no longer drains freely toward the channel.

The climate a job dries in

On the 1991–2020 normals, Huntington gets 47.46 inches a year with July heaviest at 5.29, and the drying season runs from a 34.2-degree January to a 76.8-degree July; rain recorded at HUNTINGTON 0.6 WSW 0.5 miles away and temperatures at HUNTINGTON SWG PL 5 miles away. July is the wettest month at over five inches of a forty-seven inch year with three months averaging a low below freezing, so the heaviest rain lands in summer; ground that cannot drain toward the river holds that rain and the water table behind the wall rises.

The way a loss ends here

  • Ground that no longer drains toward the river, so what falls behind the wall stays behind it
  • A water table that rises with the rain rather than with the river, so basements fill when the channel is low
  • A system that works exactly as built, so there is nothing to repair and the condition is permanent

Frequently asked questions

How can the basement be wet when the river is low?

Because the wall works both ways. It stops the river coming in, which is the point, and it also stops the ground behind it draining out toward the channel, so rain that falls on the city has nowhere to go and the water table behind the wall comes up.

Is there something wrong with the wall?

No, and that is worth being clear about. It is doing exactly what it was built to do. The rising ground water behind it is a consequence of that rather than a fault, which means it is a permanent condition to be managed rather than something to be repaired.

What does that mean for a finished basement?

That it is finished with the condition in mind. Materials that tolerate being damp, nothing laid tight to the floor, and drainage with a pump sized for a seasonal rise are all worth more here than a specification that assumes a dry room.
