Water Out, Structure Dried

Fairmont, WV Water Damage Restoration

Homes across Fairmont and the rest of West Virginia get one sequence: water out, structure dried to a measured standard, rebuild last. An independent local pro takes the call.

Local and independent · the visit decides the scope

  • Round-the-clock cover for water that is still standing
  • Local contractors, independent of this site
  • Scope written at the property by the pro who attends
  • Readings against IICRC S500 settle when drying is done
  • 24/7 emergency response

Round the clock, because water that is standing at 3am is still standing at 6am.

  • No lead form

Quoted by the contractor on site. No form, no list, no resale.

A referral network of independent water damage contractors, reached through one number, in every state.

The order a drying job runs in

Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Drying conditions particular to Fairmont

When a floor is wet in Fairmont, the call routes to an independent local contractor for water damage restoration, across town and out to Palatine and Bellview. The basement floor here is a thin slab over rubble, so ground water comes through its whole area rather than at a crack.

What is behind the walls here

Ask when the houses in Fairmont were built and the answer is 1951 at the median, 89.4 percent of them finished by 1990. Around a median of 1951 with nearly nine in ten houses older, the basement floors were laid as a thin slab over whatever rubble was to hand rather than over a graded stone bed, so the concrete is shallow, uneven and sitting directly on loose material.

The drying weather

On the 1991–2020 normals, Fairmont gets 47.77 inches a year with May heaviest at 5.09, and the drying season runs from a 31.8-degree January to a 73.6-degree July; both figures recorded at FAIRMONT, 1.5 miles away. May is the wettest month at over five inches of a forty-eight inch year with three months averaging a low below freezing, so the heaviest rain lands in a warm spring; a thin slab over rubble takes that rising ground water across its whole face rather than at any one point.

Where these losses tend to land

  • A thin slab over loose rubble, so ground water reaches the underside of the floor everywhere at once
  • Water arriving across the whole area, so there is no crack to trace and nothing local to repair
  • A floor that cannot be sealed usefully, so the water is managed rather than excluded

Frequently asked questions

Why is the whole floor damp rather than one spot?

Because of what is under it. The slab is thin and sits directly on loose rubble rather than on a graded stone bed, so ground water rising into that material meets the underside of the concrete everywhere at once. There is no single route because the whole floor is one.

Would sealing the floor help?

Not for long, and it often makes the room worse. A coating over a slab that is being fed from beneath gets pushed off, and while it holds it moves the moisture to the edges instead of stopping it. The floor is managed rather than sealed.

What is the practical approach down there?

Keeping water off the floor rather than out of it: a drain and a pump where the level justifies one, finishes that stand being damp, and nothing laid tight to the slab. It is an honest answer rather than a satisfying one, and it lasts.
