The order a drying job runs in
Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.
-
Step 1: Stop and remove
The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.
-
Step 2: Open and map
Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.
-
Step 3: Dry to a number
Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.
-
Step 4: Close up
Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.
Drying conditions particular to Waukesha
Water damage restoration by an independent local contractor covers Waukesha together with Avondale, Whittier Park, and White Oaks Manor North. Basement carpet of that era was glued straight to the slab, so it is scraped off rather than lifted before anything can dry.
What is behind the walls here
Roughly 20,289 of Waukesha's 31,481 homes went up before 1990, putting the median build year at 1979; what dries in place and what comes out follows from that. Around a median of 1979 with nearly two thirds predating 1990, a great many lower levels were finished with carpet bonded directly to the concrete rather than laid over pad, so there is nothing to lift and the covering, its backing and the adhesive all have to come off the floor before the slab has an open face.
The drying weather
June brings 4.88 of the 35.95 inches Waukesha sees in a normal year, and July averages 70.9 degrees, which is the pace a wet floor dries at in the warm season; both figures recorded at WAUKESHA WWTP, 0.3 miles away. Five months with lows below freezing put the split season from November into March, and with January lows near twelve degrees the heating season is long and the indoor air is dry; the June rain peak arrives when the basement floor is finally warm enough to give anything up.
Where these losses tend to land
- Carpet bonded directly to the slab, so removal is scraping rather than lifting and the floor is not open until it is done
- Adhesive residue left on the concrete, so a film remains over the surface that is supposed to be releasing moisture
- Lower levels finished that way across whole subdivisions, so the same slow first day applies house after house

Frequently asked questions
Why is the first day spent on the floor rather than on drying?
Because the slab is not open yet. Carpet bonded to concrete has no pad to pull and no edge to lift, so the covering and its backing have to be scraped off before any air reaches the floor. It is slow, unglamorous work, and until it is done the equipment in the room is drying the air rather than the slab.
Does the old adhesive have to come off too?
Enough of it to leave the concrete able to breathe. A continuous film over the slab slows the surface from releasing, which is the whole point of having taken the covering up. Patches that are thin and broken can stay; a solid unbroken layer is worked off, and the floor is read after that rather than before.
Is a winter loss down there easier?
Once the floor is open, yes. With lows near twelve degrees the heating system keeps the indoor air very dry through five months, so the building is helping. The catch is the concrete itself, which is cold until well into spring and releases slowly, so the room finishes ahead of the floor in either season.
