The four stages of a drying job
What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.
-
Step 1: Stop and remove
The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.
-
Step 2: Open and map
Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.
-
Step 3: Dry to a number
Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.
-
Step 4: Close up
Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.
Neenah: what the drying job runs into
When a floor is wet in Neenah, the call routes to an independent local contractor for water damage restoration, across town and out to Mahler Farm and Hidden Acres. Heating cable runs along the eaves of a good many of these roofs, melting a channel through ice that reforms below it.
How these houses are built
Only 27.7 percent of Neenah's housing went up after 1989, so the median build year sits at 1970 and the drying scope is set by that era's materials. Around a median of 1970 with over seven in ten predating 1990, a good number of these houses carry electric de-icing cable clipped along the lower courses of the roof and into the gutters, fitted after an ice problem rather than when the roof went on.
The climate a job dries in
Drying here is a July job at one pace and a January job at another, 71.4 degrees against 17.7; the 34.05 inches a year peak in June at 4.66, rain recorded at NEENAH 1.1 ENE 1.5 miles away and temperatures at APPLETON 8 miles away. June is the wettest month at 4.66 inches of a 34.05-inch year and five months average lows below freezing with January lows near 10 degrees, so ice at the eaves is an annual event; the cable is dealing with a symptom of what is happening above it.
The way a loss ends here
- A channel melted through the ice rather than the ice removed, so water still has nowhere to go
- Clips fastened into the covering along the whole eave, each one a penetration
- A system that masks the insulation and ventilation problem causing the ice

Frequently asked questions
Does de-icing cable solve ice dams?
It manages them rather than solves them. The cable melts a path through the ice so that water at the eave has somewhere to run, which prevents the worst backups. It does nothing about the heat loss into the roof space that is melting snow higher up, which is where the dam comes from.
What are the drawbacks of heating cable?
The fastenings and the false confidence. Every clip is a small hole in the covering along the most exposed course of the roof, and the cables age and fail in sections without anybody noticing. A household that has cable frequently stops watching the eaves at all.
What deals with the cause?
Air sealing and insulation at the ceiling, and ventilation above it. The dam forms because heat from the house melts snow on the upper roof and the water refreezes at the cold eave. Keeping the roof deck cold is the actual fix, and it makes the cable unnecessary rather than merely supplemented.
