Why is the side yard always the wet one?
Because two houses drain into it. The lots here are narrow and the buildings sit close, so a strip of ground a few feet wide takes the runoff from one roof plane on each side. It receives far more water per square yard than the front or the back.
Is there room to fix the grading?
