Water Out, Structure Dried

Federal Way, WA Water Damage Restoration

Homes across Federal Way and the rest of Washington get one sequence: water out, structure dried to a measured standard, rebuild last. An independent local pro takes the call.

Local and independent · the visit decides the scope

  • Round-the-clock cover for water that is still standing
  • Local contractors, independent of this site
  • Scope written at the property by the pro who attends
  • Readings against IICRC S500 settle when drying is done
  • 24/7 emergency response

Round the clock, because water that is standing at 3am is still standing at 6am.

  • No lead form

Quoted by the contractor on site. No form, no list, no resale.

A referral network of independent water damage contractors, reached through one number, in every state.

The order a drying job runs in

Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Drying conditions particular to Federal Way

When a floor is wet in Federal Way, the call routes to an independent local contractor for water damage restoration, across town and out to Colonial Forest and Cove East Apartment Homes. The furnace and the water heater sit down in the crawl space here rather than in a room inside the house.

What is behind the walls here

Ask when the houses in Federal Way were built and the answer is 1984 at the median, 64.1 percent of them finished by 1990. Around a median of 1984 with nearly two thirds of the stock older, the mechanical equipment was put under the floor to save space above it, so the furnace, the water heater and the ducting all stand in the crawl space on the bare ground.

The drying weather

Drying here is a July job at one pace and a December job at another, 67 degrees against 42.1; the 40.6 inches a year peak in November at 5.92, rain recorded at FEDERAL WAY 0.9 W 1.1 miles away and temperatures at TACOMA #1 5.7 miles away. November is the wettest month at 5.92 inches of a 40-inch year and no month averages a freeze, so the ground under the floor is wet from autumn through spring without a break; equipment standing in that has no dry season at all.

Where these losses tend to land

  • A tank standing in the crawl space, so a failure empties under the house rather than into a room
  • Ductwork at ground level, so the air system is the lowest thing in the building
  • Equipment in a wet space year-round, so corrosion is a constant rather than an event

Frequently asked questions

What is the equipment doing under the floor?

Saving room upstairs, which was the reasoning when these were built. The furnace, the water heater and all the ducting sit in the crawl space on the ground, reached through a hatch, which is why nobody sees any of it from one year to the next.

What happens when the tank there fails?

Fifty gallons goes into the crawl space and nothing appears upstairs at all. There is no pan and no drain, the ground takes it, and the first sign is usually a smell or a cold floor weeks later rather than anything at the moment it happens.

Does the wet season shorten the equipment's life?

Noticeably. A furnace cabinet and a tank standing in a space that is damp from October to May corrode from the outside in, so units here fail earlier than their rating and they fail in a place where the failure is invisible.
