Readings, then scope, then removal - in that order, agreed at the door.

The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Harrisonburg: what the drying job runs into

When a floor is wet in Harrisonburg, the call routes to an independent local contractor for water damage restoration, across town and out to Ridge Area and Skyline Area. Cellar walls here are limestone laid without mortar, so the joints are open and the wall passes water rather than holding it.

How these houses are built

Ask when the houses in Harrisonburg were built and the answer is 1987 at the median, 54.4 percent of them finished by 1990. Around a median of 1987 but with a substantial older core, the early houses sit on limestone laid dry, and a wall built that way is permeable by design: water in the ground moves through the joints into the cellar instead of being resisted, so the wall itself is rarely the wet material.

The climate a job dries in

4 months in Harrisonburg have normal lows below freezing, January the coldest at 22.7 degrees. The rain side of the calendar peaks in July at 4.6 inches of an annual 42.81; rain recorded at HARRISONBURG 0.8 NW 0.9 miles away and temperatures at DALE ENTERPRISE 3.6 miles away. Four months with lows below freezing set the split season from December into March, and the July rain peak lands when the ground above the rock is warm and charged; a dry-laid wall passes whatever the ground gives it, so the cellar tracks the season closely.

The way a loss ends here

  • Walls laid without mortar, so water passes through the joints into the cellar rather than being held in the masonry
  • A cellar that tracks the ground outside, so conditions change with the season independently of anything that happened inside
  • Contents and framing in that cellar taking the water, so the material to deal with is what is in the room rather than the wall

Frequently asked questions

The stone wall is wet but it dries fast. Why is that?

Because it is laid dry and passes water rather than absorbing it. A mortared wall holds moisture in the joints and the stone and releases it slowly; an open-jointed one lets the ground push water straight through and then stops when the ground does. The wall is rarely what holds up the job here.

So what is actually dried?

What is in the room. Contents, any framing built against the wall, the floor and anything stored at low level, since those take the water the wall let through. Framing fixed to a dry-laid wall is a particular problem because it sits against a surface that gets wet whenever the ground does.

Does the cellar condition change through the year?

Markedly, and it is worth knowing when judging a reading. A wall that passes water follows the ground outside, so it is wettest after heavy rain and in the spring and can be genuinely dry in late summer. A reading taken in September says little about what the same wall does in April.
