Readings, then scope, then removal - in that order, agreed at the door.

The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Blacksburg: what the drying job runs into

Water damage restoration by an independent local contractor covers Blacksburg together with McBryde Village, Stonegate, and Longview Estates. A deck is built over the patio at the walkout here, so a paved area below grade has a lid above it.

How these houses are built

60.1 percent of Blacksburg's housing was standing before 1990, around a median build year of 1985, and that era decides what a contractor finds once the drywall is off. Around a median of 1985 with six in ten houses older, the houses step down the slope with a walkout at the lower level and a deck built at main floor height over the patio outside it, which roofs that paved area without enclosing it.

The climate a job dries in

Drying here is a July job at one pace and a January job at another, 71.7 degrees against 31.9; the 43.99 inches a year peak in May at 4.61, rain recorded at BLACKSBURG 0.4 N 0.4 miles away and temperatures at BLACKSBURG NWSO 2 miles away. May is the wettest month at under five inches of a forty-four inch year and five months average a low below freezing, so the heaviest rain lands in spring; a paved area under a deck gets that water through the boards and no sun afterward to take it away.

The way a loss ends here

  • A deck over a paved area at the lower level, so water passes through the boards and then cannot evaporate
  • A space that never gets sun, so the paving and the wall beside it stay damp between rain
  • A patio against the lower-level wall, so what is held there is held against the building

Frequently asked questions

Why is the patio under the deck always wet?

Because the deck lets water in and keeps the sun out. Rain passes straight through the gaps between the boards onto the paving below, and then the deck shades that area completely, so nothing dries it afterward. It stays damp between storms rather than drying.

Does that reach the house?

It does, because the patio is against the lower-level wall. Water held on paving that cannot dry is water held against the building at the level of the finished floor inside, and a walkout wall is not detailed to be permanently damp at its base.

What changes the patio under the deck?

Getting the water off the paving rather than off the deck. A fall on the patio away from the house, or a drain along the wall, deals with what comes through the boards. Covering the deck to keep the rain out is the alternative and it is a bigger job.
