Readings, then scope, then removal - in that order, agreed at the door.

The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Annandale: what the drying job runs into

When a floor is wet in Annandale, the call routes to an independent local contractor for water damage restoration, across town and out to Koreatown, Kenwood, and Alpine. These houses have been added to over sixty years, so the roof is a patchwork of junctions where new meets old.

How these houses are built

Ask when the houses in Annandale were built and the answer is 1968 at the median, 89 percent of them finished by 1990. Around a median of 1968 with nearly nine in ten houses older, very few of these buildings are still the shape they were built in; rooms and upper floors have been added over the decades, and every addition put another junction into the roof where one structure meets another.

The climate a job dries in

May brings 4.54 of the 45.72 inches Annandale sees in a normal year, and July averages 75.2 degrees, which is the pace a wet floor dries at in the warm season; rain recorded at FALLS CHURCH 1.6 W 3.8 miles away and temperatures at VIENNA 6.5 miles away. May is the wettest month at under five inches of a forty-six inch year and four months average a low below freezing, so the heaviest rain lands in spring after a winter of freezing at every one of those junctions; details that are marginal in November are tested in May.

The way a loss ends here

  • Several roof junctions on one building, so there are multiple places where separate structures meet
  • Junctions of different ages and details, so no two of them fail the same way or at the same time
  • Water entering at a junction and running inside the structure, so it appears well away from where it got in

Frequently asked questions

Why are there so many places for water to get in?

Because the house has been added to repeatedly. Each addition brought its own roof to meet the existing one, and every one of those meetings is a junction that has to be detailed and maintained. A house that has grown three times has three of them, each done at a different time by different hands.

Does knowing the history help?

Considerably. The junctions are where these fail, so establishing what was added and when narrows the search immediately, and the oldest junction is usually the one to look at first. It is quicker than surveying a whole roof with no idea where the joins are.

Where does the damage usually appear?

Below and inside rather than at the junction. Water entering where two roofs meet runs on the structure before it comes through a ceiling, so the mark inside is often in the original part of the house while the failure is on the addition. The framing is followed rather than the stain.
