Water Out, Structure Dried

Provo, UT Water Damage Restoration

Homes across Provo and the rest of Utah get one sequence: water out, structure dried to a measured standard, rebuild last. An independent local pro takes the call.

Local and independent · the visit decides the scope

  • Round-the-clock cover for water that is still standing
  • Local contractors, independent of this site
  • Scope written at the property by the pro who attends
  • Readings against IICRC S500 settle when drying is done
  • 24/7 emergency response

Round the clock, because water that is standing at 3am is still standing at 6am.

  • No lead form

Quoted by the contractor on site. No form, no list, no resale.

A referral network of independent water damage contractors, reached through one number, in every state.

The order a drying job runs in

Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Drying conditions particular to Provo

When a floor is wet in Provo, the call routes to an independent local contractor for water damage restoration, across town and out to Joaquin and Foothills. The wind comes straight out of the canyon here, so rain arrives horizontally at the same side of every house.

What is behind the walls here

The typical Provo house dates to 1983, with close to three fifths of the stock (60.2 percent) built before 1990, so the assemblies that get wet are mostly early 1980s work. Around a median of 1983 with six in ten houses older, the city sits at the mouth of a major canyon, and the wind funneling out of it is strong, frequent and always from the same direction.

The drying weather

A normal year here delivers 17.19 inches, 2.01 of them in May, against a warm season that peaks at 78.8 degrees in July; both figures recorded at PROVO BYU, 0.3 miles away. With 17 inches a year and four months averaging a freeze, the rainfall is slight and the wind is the significant force; the little rain that does fall is driven at the walls rather than falling onto the roofs.

Where these losses tend to land

  • One elevation taking nearly all the weather, so the wear is concentrated on a single face
  • Rain driven rather than falling, so it enters details built to shed water running down
  • Wind loading the same way every time, so seals and flashings fail in a consistent pattern

Frequently asked questions

Why does one wall take all the damage?

Because the wind here has a direction and keeps it. Air draining out of the canyon funnels into the valley and blows across the city from the same quarter, so whichever elevation faces it takes nearly all the driven rain the house ever sees.

Why does driven rain get in where falling rain does not?

Because the details were designed for water running down. Lap joints, vents and window seals shed rain arriving from above and are far less effective against water being pushed horizontally at them, which finds its way into the laps instead of over them.

What does that mean for maintenance?

That the elevations are not equal and should not be treated as such. Inspecting and resealing the canyon-facing wall on a shorter cycle than the other three is the practical response, and it is where any budget for the outside of the house is best spent.
