Readings, then scope, then removal - in that order, agreed at the door.

The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Bountiful: what the drying job runs into

When a floor is wet in Bountiful, the call routes to an independent local contractor for water damage restoration, across town and out to its edges. These houses sit on a bench below the mountains, and the ground under them fills as the snow above melts.

How these houses are built

Only 24 percent of Bountiful's housing went up after 1989, so the median build year sits at 1973 and the drying scope is set by that era's materials. Around a median of 1973 with three quarters of the stock older, the housing stands on the sloping ground at the foot of the range, and the water that falls as snow on the mountains above moves down through that ground in the spring rather than running off the surface.

The climate a job dries in

On the 1991–2020 normals, Bountiful gets 27.58 inches a year with April heaviest at 3.74, and the drying season runs from a 29.4-degree January to a 76.5-degree July; both figures recorded at BOUNTIFUL BENCH, 1.4 miles away. April is the wettest month at under four inches of a twenty-eight inch year and four months average a low below freezing, so the rain figures understate what actually arrives; the melt above the town puts far more water into the ground each spring than the rainfall total suggests.

The way a loss ends here

  • Ground fed by snowmelt from above, so the water arriving has nothing to do with what fell on the property
  • A season rather than a storm, so basements take water for weeks at a time instead of during an event
  • A rainfall figure that understates the load, so the building is dealing with more water than the climate implies

Frequently asked questions

Why is the basement wet when it has hardly rained?

Because the water is coming from the mountains rather than the sky above the house. Snow that falls on the range above melts in the spring and moves down through the ground the town sits on, so the soil around a foundation fills from upslope regardless of what has fallen on the property.

How long does the snowmelt season go on for?

Weeks rather than hours, which is what makes it different from a storm. The melt is a season rather than an event, so the ground stays charged for an extended stretch and a basement is under continuous load through it. Drying during that period is working against a supply.

Does the annual rainfall figure mean anything here?

Less than it would elsewhere. Under twenty-eight inches a year sounds undemanding and it describes what falls on the town, not what arrives through the ground from above it. A building here deals with considerably more water than the figure suggests, and it arrives on a schedule.
