Drying, stage by stage
Sequence beats equipment on a wet building. The stages below come from IICRC S500 - all of them the contractor's work, each one setting the size of the next.
-
Step 1: Stop and remove
The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.
-
Step 2: Open and map
Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.
-
Step 3: Dry to a number
Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.
-
Step 4: Close up
Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.
What drying a building in Waxahachie involves
Water damage restoration by an independent local contractor covers Waxahachie together with Porter L Williams House, J S Berry House, and George C Dillon House. The roof decking in these new houses is foil-faced, which means the underside of the roof cannot dry downward at all.
What the houses are made of
Only 64.9 percent of Waxahachie's housing went up after 1989, so the median build year sits at 2004 and the drying scope is set by that era's materials. With a median of 2004 and about a third of the stock predating 1990, the roofs were built with foil-faced sheathing to keep heat out of the attic, and that foil is effectively a barrier on the inside face of the deck; water in the sheathing has the covering above it and a sealed surface below.
Drying conditions
Drying here is a August job at one pace and a January job at another, 84.5 degrees against 45.2; the 41.06 inches a year peak in October at 4.63, rain recorded at WAXAHACHIE 1.7 ENE 1.5 miles away and temperatures at WAXAHACHIE 1.8 miles away. October is the wettest month at under five inches of a forty-one inch year with no freezing month and a warm season in the mid-nineties, so the heaviest rain comes in a mild autumn rather than in the heat; a deck wet in October does not get the attic temperatures that would drive moisture out in July.
How water losses tend to end in Waxahachie
- A foil face on the underside of the deck, so sheathing that gets wet cannot release into the attic
- Water held between the covering above and the barrier below, so the wood is sealed on both sides
- An autumn peak rather than a summer one, so the attic is mild when the deck is wet and does none of the work

Frequently asked questions
Why can the roof deck not dry into the attic?
Because there is a foil layer on its underside. It is there to keep radiant heat out of the attic and it does that well, but it also means the inside face of the sheathing is sealed, so wood that takes water from above has the covering on one side and a barrier on the other and no route out either way.
How is a wet deck found from inside?
With difficulty, which is the point. A meter held against the foil reports the foil, and there is no visible staining because nothing comes through, so the search works from the roof side and from where water could be entering. Where readings are ambiguous the sheathing is checked at a fixing or a seam.
Does the time of year change what happens to the wood?
Considerably. In July the attic runs far above outdoor temperature and a deck that gets damp is driven dry from the roof side within days. In October, when the heaviest rain falls, the attic is mild and the same moisture sits in sealed sheathing for weeks.
