Water Out, Structure Dried

Schertz, TX Water Damage Restoration

Homes across Schertz and the rest of Texas get one sequence: water out, structure dried to a measured standard, rebuild last. An independent local pro takes the call.

Local and independent · the visit decides the scope

  • Round-the-clock cover for water that is still standing
  • Local contractors, independent of this site
  • Scope written at the property by the pro who attends
  • Readings against IICRC S500 settle when drying is done
  • 24/7 emergency response

Round the clock, because water that is standing at 3am is still standing at 6am.

  • No lead form

Quoted by the contractor on site. No form, no list, no resale.

A referral network of independent water damage contractors, reached through one number, in every state.

The order a drying job runs in

Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Drying conditions particular to Schertz

When a floor is wet in Schertz, the call routes to an independent local contractor for water damage restoration, across town and out to its edges. A Guadalupe County city built mostly after 2000 on shallow soil, where the slab is the floor, the foundation and the problem.

What is behind the walls here

28.4 percent of Schertz's housing was standing before 1990, around a median build year of 2002, and that era decides what a contractor finds once the drywall is off. The median house dates to 2002 and under three in ten predate 1990, brick and stone veneer over frame on slab, so there is no crawl space and no basement and every loss ends up spreading across the concrete under the floor covering.

The drying weather

A normal year here delivers 34.4 inches, 4.35 of them in May, against a warm season that peaks at 84.9 degrees in August; rain recorded at SCHERTZ 2.2 N 1.6 miles away and temperatures at RANDOLPH AFB 1.9 miles away. May is the wettest month at 4.35 inches out of 34.4 for the year, with July highs near 96 degrees and no freezing month, so the heaviest rain comes just before the hottest stretch of the year.

Where these losses tend to land

  • No basement or crawl space, so every loss travels across the slab under the floor covering
  • Supply lines routed in the slab that cannot be reached without opening the floor
  • Tile bedded on the slab slowing the concrete from releasing upward

Frequently asked questions

There is no crawl space. Does that make drying simpler?

It makes it flatter rather than simpler. With no basement or crawl space every loss ends on the slab and spreads sideways under whatever is on top of it, so the job is about mapping how far the water went and getting the covering off that whole area. There is no underside to work from, so all the drying happens from above.

The tile looks undamaged. Why is some of it coming up?

Because the slab beneath it has to reach the dry standard and the tile is slowing it down. Readings are taken at grout lines and floor edges first, and if the concrete will not come down with the tile in place, sections are lifted so it can be dried directly. Tile that is bonded and sound is left wherever the numbers allow.

How long does a May loss run?

Longer than one in the cooler months. May brings the heaviest rain of the year and the hot season is starting, so outdoor air is less help and the heat drives moisture further into absorbent material before anyone arrives. The equipment is sized for that from the outset and the slab is read daily rather than on a fixed rental period.
