How a wet building gets dry again
The order matters more than the equipment. These are the stages the IICRC S500 drying standard describes; each is the contractor's work, and each decides how much of the next there is.
-
Step 1: Stop and remove
The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.
-
Step 2: Open and map
Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.
-
Step 3: Dry to a number
Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.
-
Step 4: Close up
Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.
Inside a Plano drying job
Plano homeowners reach an independent local contractor for water damage restoration whether the house is downtown or out in Robin's Place and Turnberry Village. Two stories of glass close the back of the family room in these houses, so that elevation is almost entirely window.
Construction you will find here
The typical Plano house dates to 1993, with a little under half of the stock (40 percent) built before 1990, so the assemblies that get wet are mostly early 1990s work. Around a median of 1993 with four in ten predating 1990, these houses were built with the tall family room of their period, and the back elevation of that room is glazed from floor to roof in a run of stacked units rather than in single windows.
Conditions for drying
No month in Plano has a normal low below freezing, and January is the coolest at 35.8 degrees. The rain side of the calendar peaks in May at 5.04 inches of an annual 40.66; rain recorded at PLANO 2.4 WSW 2.6 miles away and temperatures at RICHARDSON 3.8 miles away. May is the wettest month at 5.04 inches of a 40.66-inch year and no month averages a freeze, so the heaviest rain arrives in spring storms driven by wind; a two-story glazed elevation takes far more driving rain than any other part of the building.
What tends to go wrong in Plano
- Horizontal joints between stacked units, each of which relies on a detail nobody can see
- A very large collection area feeding water down to the head of the units below
- A two-story interior space, so damage inside is at a height no ladder in the house reaches

Frequently asked questions
Where does a glass wall like this leak?
At the joints between units rather than through them. The units are stacked, and the horizontal joint between one and the next has to be flashed so that water reaching it goes back out. Where that was done with sealant alone, which is common, the joint fails quietly and water runs down inside the wall from there.
Why is the damage so far from the leak?
Because there is a two-story drop for it to travel. Water entering at a joint eight or ten feet up runs down inside the framing and appears at the floor, in the ceiling below, or at the base of the wall. People look for the source near the stain, and the way in is at the top of a wall that needs scaffolding to reach.
What does the repair usually involve?
Access from outside, which is the expensive part. The joint has to be opened, properly flashed and made good, and that means reaching a point well above ground on the back of the house. It is worth having the whole elevation looked at while the access is there, since the other joints were built the same way.
