Readings, then scope, then removal - in that order, agreed at the door.

The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Pasadena: what the drying job runs into

When a floor is wet in Pasadena, the call routes to an independent local contractor for water damage restoration, across town and out to Country Briar and River Oaks. This part of the county has sunk several feet from groundwater pumping, so the ground is lower than the maps assume.

How these houses are built

70.2 percent of Pasadena's housing was standing before 1990, around a median build year of 1977, and that era decides what a contractor finds once the drywall is off. Around a median of 1977 with seven in ten houses older, the neighborhoods sit on a coastal plain that has subsided measurably within the lifetime of the houses, as water was drawn from the aquifer beneath.

The climate a job dries in

A normal year here delivers 57.05 inches, 5.85 of them in September, against a warm season that peaks at 85.1 degrees in August; rain recorded at PASADENA 4.4 WNW 4.6 miles away and temperatures at HOUSTON HOBBY AP 7.9 miles away. September is the wettest month at 5.85 inches of a 57-inch year and no month averages a freeze, so the heaviest rain arrives with tropical systems; ground that has dropped several feet meets that with less height than it was built with.

The way a loss ends here

  • Ground lower than when the house was built, so its relationship to drainage has changed
  • Subsidence across a whole district, so nothing on a single lot reveals it
  • Old elevation data that no longer applies, so historic mapping understates the exposure

Frequently asked questions

How much has the ground actually dropped?

Several feet in parts of this county over the last century, measured against benchmarks. It is regional rather than local: the whole land surface has gone down as water was taken out of the aquifer, and the houses went down with it.

Why does that matter if everything sank together?

Because the water did not. Sea level and the bayous stayed where they were while the land came down to meet them, so a house that was built comfortably above drainage is now closer to it than its original survey shows.

Is it still happening?

Much more slowly than it was, since pumping was restricted and the district switched to surface water. But the ground that has already gone down does not come back, so the elevation a property has now is the one to plan around.
