Readings, then scope, then removal - in that order, agreed at the door.

The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Leander: what the drying job runs into

When a floor is wet in Leander, the call routes to an independent local contractor for water damage restoration, across town and out to Northcreek Ranch, Northside Meadow, and Horizon Lake. These new houses circulate hot water continuously, so there is heated supply standing in every wall at all times.

How these houses are built

The typical Leander house dates to 2013, with under a third of the stock (7.6 percent) built before 1990, so the assemblies that get wet are mostly early 2010s work. With a median of 2013 and barely one house in thirteen predating 1990, the plumbing was installed with a recirculation loop so that hot water arrives at a distant fixture immediately, which means the hot side is in motion and at temperature throughout the building rather than sitting cold between uses.

The climate a job dries in

A normal year here delivers 34.27 inches, 4.23 of them in May, against a warm season that peaks at 84.4 degrees in August; rain recorded at LEANDER 1.6 NW 1 miles away and temperatures at GEORGETOWN LAKE 11 miles away. May is the wettest month at just over four inches of a thirty-four inch year with no freezing month and a warm season in the mid-nineties, so nothing about the weather puts water in these walls; the failures here come from a system that is running every hour of every day.

The way a loss ends here

  • A hot loop running continuously, so the supply is under temperature and pressure at all times rather than intermittently
  • Fittings that age from use rather than from age, so failures arrive earlier than the build year suggests
  • A loop that reaches the whole house, so the vulnerable run is not confined to one part of the plan

Frequently asked questions

Why would a house this new have a plumbing failure?

Because of how hard the system works rather than how old it is. A recirculation loop keeps hot water moving through the building continuously, so the fittings on that side see temperature and flow every hour rather than a few minutes a day. They age on running time, not on the year the house was built.

Where in the house is the risk?

Anywhere the loop runs, which is most of it. The point of the arrangement is that hot water reaches every distant fixture quickly, so the circuit extends through walls and floors across the whole plan rather than along one short run. The wet area is traced along that circuit.

Should the loop be shut off after a failure?

It is usually turned off for the work and the decision about restarting it comes later. Running it again puts hot water back through a system that has just failed at one point, and the rest of the circuit is the same age and has done the same hours. That is worth a conversation before it goes back on.
