Readings, then scope, then removal - in that order, agreed at the door.

The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

League City: what the drying job runs into

When a floor is wet in League City, the call routes to an independent local contractor for water damage restoration, across town and out to Centerpointe, The Enclave in Bay Colony, and Northpointe. These slabs sit on a pad of imported fill, so a loss below the floor is held in loose material.

How these houses are built

The typical League City house dates to 2003, with under a third of the stock (25.7 percent) built before 1990, so the assemblies that get wet are mostly early 2000s work. With a median of 2003 and only a quarter of the stock predating 1990, the houses were built on engineered fill brought in and compacted to lift the floor above the surrounding ground, so the slab does not sit on native soil; what is underneath it is a constructed pad with its own drainage behavior.

The climate a job dries in

September brings 6.56 of the 58.41 inches League City sees in a normal year, and August averages 84.1 degrees, which is the pace a wet floor dries at in the warm season; rain recorded at LEAGUE CITY 2.1 NNE 1.9 miles away and temperatures at HOUSTON NWSO 2 miles away. September is the wettest month at over six inches of a fifty-eight inch year with no freezing month, so the pad is taking water from above throughout the wet season; a below-slab failure adds to fill that is already carrying what the rain has put into it.

The way a loss ends here

  • A constructed fill pad beneath the slab, so a loss under the floor is held in loose material rather than draining to native ground
  • Fill that holds water above the surrounding grade, so it releases upward into the slab rather than away
  • A floor deliberately raised, so there is nothing below it for water to run to

Frequently asked questions

What is under the slab in a house like this?

Imported fill, compacted and built up to raise the floor above the ground around it. It is not native soil and it does not behave like it: it holds what gets into it and, because the pad stands above the surrounding grade, there is nowhere lower for that water to go except back up into the concrete.

How long does the pad take to give water back?

Weeks rather than days, and longer than the slab above it. Compacted fill releases slowly and only upward, so readings taken into the concrete keep coming back higher than expected long after the leak is fixed. Repeat visits over a fortnight are normal rather than a sign something was missed.

Does the wet season change the outcome?

It sets the starting point. The pad takes rainfall from above throughout the wet months, so a loss in September lands on fill that is already carrying a load, and the same failure in a drier stretch gives the ground somewhere to put it. The season decides how much capacity is left.
