The order a drying job runs in
Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.
-
Step 1: Stop and remove
The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.
-
Step 2: Open and map
Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.
-
Step 3: Dry to a number
Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.
-
Step 4: Close up
Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.
Drying conditions particular to Galveston
When a floor is wet in Galveston, the call routes to an independent local contractor for water damage restoration, across town and out to Pirates Cove and Lafitte's Cove. There is a hatch in the floor of these houses giving access to the space beneath, and it is the only way in.
What is behind the walls here
Only 25 percent of Galveston's housing went up after 1989, so the median build year sits at 1973 and the drying scope is set by that era's materials. Around a median of 1973 with three quarters predating 1990, these raised houses keep their access to the underfloor space through a hatch cut in an interior floor rather than through an opening in the perimeter, which is closed with lattice or boarding.
The drying weather
No month in Galveston has a normal low below freezing, and January is the coolest at 48.9 degrees. The rain side of the calendar peaks in September at 6.65 inches of an annual 47.22; both figures recorded at GALVESTON SCHOLES FLD, 8.8 miles away. September is the wettest month at 6.65 inches of a 47.22-inch year and no month averages a freeze, so the space beneath the floor is humid the year round; getting into it to see anything means lifting a floor inside the house.
Where these losses tend to land
- Access to the underfloor space only from inside the living space
- An opening in the floor that connects the room directly to the air beneath the house
- Inspection that disturbs the interior, so it is done rarely

Frequently asked questions
Why does a hatch in the floor change things?
Because it decides how often anybody looks. Reaching the space under the floor through a hatch in a bedroom or a closet means moving furniture and lifting a panel inside the house, so it happens when there is a problem rather than before one. The condition down there is generally unknown.
Is the hatch itself an issue?
It is a permanent connection between the room and the underfloor air, which in this climate is humid and frequently smells of it. A hatch that does not seal lets that air into the house continuously. It is worth weatherstripping and latching rather than leaving it as a loose panel.
What does drying under a raised floor involve here?
Getting equipment down through that hatch, which is a genuine constraint. Air movers and hoses have to pass through an opening in a finished floor, and the run under the house is worked from the inside out. It is slower than a crawl with a perimeter door and it has to be planned for.
