Readings, then scope, then removal - in that order, agreed at the door.

The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Flower Mound: what the drying job runs into

When a floor is wet in Flower Mound, the call routes to an independent local contractor for water damage restoration, across town and out to Garner, Fairlin, and Gaillardia. The master bath in these houses puts a large tub in front of a window, on a deck against an outside wall.

How these houses are built

Ask when the houses in Flower Mound were built and the answer is 1997 at the median, 20.3 percent of them finished by 1990. Around a median of 1997 with only a fifth of the stock predating 1990, these houses follow the plan of their period, which sets a deep tub into a tiled surround under a window on the exterior wall of the main bathroom.

The climate a job dries in

A normal year here delivers 39.17 inches, 4.79 of them in May, against a warm season that peaks at 84.8 degrees in August; rain recorded at FLOWER MOUND 2.3 NE 2.8 miles away and temperatures at GRAPEVINE DAM 6.9 miles away. May is the wettest month at 4.79 inches of a 39.17-inch year and no month averages a freeze, so driving spring rain lands on that window while the room below it is the wettest in the house; the two sources arrive at the same framing from opposite sides.

The way a loss ends here

  • A window directly above a wet surface, so a failure at either is found in the same place
  • A tub deck sealed at its edges only, with an enclosed space beneath it
  • Plumbing in an outside wall, which is the most exposed assembly in the building

Frequently asked questions

Why is a tub under a window a difficulty?

Because two quite different failures produce the same damage. Water splashing onto a sill and past a failed seal looks the same from inside as rain getting in around the window, and both end in the framing under the tub deck. Working out which one is happening decides whether the repair is a bathroom job or a wall job.

What is under the tub deck?

An enclosed box, usually with no access at all. The deck is framed and tiled around the tub, and the space beneath it holds the trap, the overflow and the supply. Anything leaking there runs inside that box until it reaches the subfloor, and none of it can be seen without cutting the surround open.

Is there a way to check it without breaking tile?

The ceiling below tells you most of it, where there is one. Otherwise, filling the tub and watching the ceiling or the wall beneath over an hour separates an overflow or waste failure from a surface problem. It is worth doing before anybody starts cutting, because the two need different work.
