Water Out, Structure Dried

Dallas, TX Water Damage Restoration

Homes across Dallas and the rest of Texas get one sequence: water out, structure dried to a measured standard, rebuild last. An independent local pro takes the call.

Local and independent · the visit decides the scope

  • Round-the-clock cover for water that is still standing
  • Local contractors, independent of this site
  • Scope written at the property by the pro who attends
  • Readings against IICRC S500 settle when drying is done
  • 24/7 emergency response

Round the clock, because water that is standing at 3am is still standing at 6am.

  • No lead form

Quoted by the contractor on site. No form, no list, no resale.

A referral network of independent water damage contractors, reached through one number, in every state.

The order a drying job runs in

Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Drying conditions particular to Dallas

When a floor is wet in Dallas, the call routes to an independent local contractor for water damage restoration, across town and out to Fair Park and Roseland Neighborhood. Post-tension slabs on heaving Blackland clay carry most of the 1980s stock, and a hot dry summer dries a sealed house quickly once the water stops.

What is behind the walls here

Ask when the houses in Dallas were built and the answer is 1981 at the median, 64.3 percent of them finished by 1990. Slab-on-grade houses, many on post-tensioned slabs poured to resist the clay, with brick veneer and drywall interiors, are the rule; a loss here is usually a plumbing failure under or through the slab, and the drying runs on the concrete and the bottom of the walls rather than on a basement that does not exist.

The drying weather

May brings 4.77 of the 41.38 inches Dallas sees in a normal year, and July averages 87.3 degrees, which is the pace a wet floor dries at in the warm season; rain recorded at DALLAS 2.7 WNW 2.6 miles away and temperatures at DALLAS LOVE FLD 6.6 miles away. July heat with modest humidity makes summer the fast season for drying a sealed room, often three or four days to a reading, while the May storm window is when losses arrive and the air is briefly heavy enough to slow the run.

Where these losses tend to land

  • Post-tension slabs that cannot simply be broken open for a repair, so the leak is rerouted overhead and the wet slab dried in place over a longer run
  • Brick-veneer cavities holding water along the bottom plate, so the drywall is cut low and the plate read before the wall closes
  • Hail-damaged roofs from spring storms leaking into attic insulation, so the ceiling cavity is opened and the batts removed before the roof is patched

Frequently asked questions

How long does a slab dry when the plumbing cannot be dug up?

Longer than the rooms above it. On a post-tension slab the contractor often reroutes the line rather than cutting the concrete, which means the wet slab stays and is dried in place with mats and heat. That run can take two weeks or more in a cool month; in a Dallas July it is usually shorter, and the readings say when it is done.

Does a summer loss here dry faster than a spring one?

Usually, yes. July here is hot and not especially humid, so a sealed room with air movers and a dehumidifier reaches the dry standard quickly. May brings the year's heaviest rain and the storms that cause many losses, and the damper air during that window adds a day or two to the same job.

The ceiling stained after a hail storm. What comes out before the roof is fixed?

The wet insulation, and usually the drywall it soaked. Hail opens the roof, rain gets into the attic, and the batts hold it against the ceiling long after the sky clears. The contractor tarps the roof, opens the ceiling under the stain, removes the soaked insulation, dries the cavity to a reading, and the ceiling is closed after the roof repair.
