Drying, stage by stage

Sequence beats equipment on a wet building. The stages below come from IICRC S500 - all of them the contractor's work, each one setting the size of the next.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

What drying a building in Corpus Christi involves

When a floor is wet in Corpus Christi, the call routes to an independent local contractor for water damage restoration, across town and out to Beach View Estates, Porto Villageo, and Mustang Island Estates. There is salt in the ground here, and salt reaches the steel inside a slab and rusts it from within.

What the houses are made of

63.2 percent of Corpus Christi's housing was standing before 1990, around a median build year of 1982, and that era decides what a contractor finds once the drywall is off. Around a median of 1982 with more than six in ten houses older, the slabs sit in coastal ground where salt is present in the soil and the water in it, and every one of those slabs has steel cast inside it.

Drying conditions

Drying here is a August job at one pace and a January job at another, 84.6 degrees against 56; the 34.08 inches a year peak in September at 5.45, both figures recorded at PORT ARANSAS 11 SSW, 3.9 miles away. September is the wettest month at 5.45 inches of a 34-inch year and no month averages a freeze, so the ground stays warm and damp; salt moves with water, and warm damp ground moves it into concrete continuously.

How water losses tend to end in Corpus Christi

  • Steel corroding inside the concrete, so the slab cracks from within rather than from load
  • A process that runs for decades, so the damage is well advanced before it shows
  • Salt arriving with any leak as well, so a plumbing failure accelerates something already underway

Water Damage Restoration services in Corpus Christi

Six water services lead and two mold services follow, because mold is the end of a drying job rather than a separate one. Independent Corpus Christi contractors do both.

Frequently asked questions

How does salt get to the steel in a slab?

It travels with water through the concrete. Concrete is porous, and salt dissolved in the ground water moves into it over the years until it reaches the reinforcement. At that point the steel starts to corrode, which it would not do in clean concrete.

What does that do to the floor?

Rusting steel swells and pushes the concrete apart from inside, so the cracks run along the line of the bars rather than where the load is. Long straight cracks in a regular pattern, sometimes with rust staining in them, are the signature.

Does a slab leak make it worse?

It does, and that is worth saying because it changes the urgency. A leak under the floor keeps the concrete saturated and brings more salt into it, so a failure left running here is doing damage to the structure as well as to the finishes.
