The four stages of a drying job
What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.
-
Step 1: Stop and remove
The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.
-
Step 2: Open and map
Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.
-
Step 3: Dry to a number
Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.
-
Step 4: Close up
Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.
Brownsville: what the drying job runs into
When a floor is wet in Brownsville, the call routes to an independent local contractor for water damage restoration, across town and out to Los Ebanos and Boca Chica and Medford Colonia. Metal roofing here is fixed over open framing, so the underside of the panels condenses and drips onto the ceiling.
How these houses are built
Roughly 27,790 of Brownsville's 64,878 homes went up before 1990, putting the median build year at 1995; what dries in place and what comes out follows from that. Around a median of 1995 with under half the stock older, a good share of the roofs are metal sheet fixed to purlins with no solid deck beneath, which leaves the underside of the panel exposed to the air in the roof space rather than separated from it by sheathing.
The climate a job dries in
A normal year here delivers 28.74 inches, 5.8 of them in September, against a warm season that peaks at 85.7 degrees in August; rain recorded at BROWNSVILLE 3.5 N 2.9 miles away and temperatures at WFO BROWNSVILLE 5.8 miles away. September is the wettest month at close to six inches of a twenty-nine inch year with no freezing month and a warm humid season most of the year; air in a roof space carrying that much moisture will condense on any surface that cools, and a metal panel cools faster than anything else in the building.
The way a loss ends here
- Metal fixed over open framing, so the underside of the roof is exposed directly to the air in the space
- Panels that lose heat quickly after dark, so moisture collects on them in a climate that always has some to give
- Water arriving on the ceiling with no rain involved, so the roof is inspected from above and found sound

Frequently asked questions
How is the ceiling wet when the roof has not leaked?
Because the water is forming on the inside of the roof rather than coming through it. A metal panel fixed over open framing has its underside exposed to the air in the space, and in a humid climate that surface cools enough overnight to condense moisture, which then runs down the panel and drips.
What distinguishes this from a leak?
When it happens. A leak follows the rain and this follows the humidity and the temperature, so a ceiling that wets on a clear night and stays dry through a storm is telling you where the water is coming from. Checking after a dry night with a big temperature drop usually settles it.
Can anything be done besides drying?
Yes, and it is worth raising, because otherwise it recurs. Separating the underside of the panel from the air in the space, or ventilating that space so the moisture leaves before it can condense, are both ways out. Drying the ceiling alone puts the same job back on the calendar.
