Water Out, Structure Dried

Beaumont, TX Water Damage Restoration

Homes across Beaumont and the rest of Texas get one sequence: water out, structure dried to a measured standard, rebuild last. An independent local pro takes the call.

Local and independent · the visit decides the scope

  • Round-the-clock cover for water that is still standing
  • Local contractors, independent of this site
  • Scope written at the property by the pro who attends
  • Readings against IICRC S500 settle when drying is done
  • 24/7 emergency response

Round the clock, because water that is standing at 3am is still standing at 6am.

  • No lead form

Quoted by the contractor on site. No form, no list, no resale.

The order a drying job runs in

Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Drying conditions particular to Beaumont

When a floor is wet in Beaumont, the call routes to an independent local contractor for water damage restoration, across town and out to Calder Terrace and Calder Highlands. At sixty-five inches a year these houses leak air badly, so a drying job has to be contained room by room.

What is behind the walls here

Only 34 percent of Beaumont's housing went up after 1989, so the median build year sits at 1978 and the drying scope is set by that era's materials. Around a median of 1978 with two thirds of the stock older, the houses were built with very little air sealing and original windows in much of the stock, so the building exchanges freely with outside air; nothing about the envelope holds a condition, which is what the equipment is trying to create.

The drying weather

On the 1991–2020 normals, Beaumont gets 65.07 inches a year with September heaviest at 7.36, and the drying season runs from a 52.9-degree January to a 84.1-degree August; both figures recorded at BEAUMONT CITY, 2.9 miles away. September is the wettest month at over seven inches of a sixty-five inch year, with no freezing month at all; outdoor air here is loaded for most of the year, and a house that exchanges freely with it is being resupplied while it is being dried.

Where these losses tend to land

  • An envelope that exchanges freely with outdoor air, so equipment is working against the whole building rather than a room
  • Outdoor air loaded for most of the year, so what leaks in undoes some of what the equipment has removed
  • Drying that has to be contained with sheeting, so the setup takes longer than the drying does

Frequently asked questions

Why is plastic being put up around the work?

To make a smaller building. The house exchanges air with outside freely, and in a climate this wet that means the equipment is trying to dry the outdoors. Sheeting off the affected rooms gives it a volume it can actually hold a condition in, and it is usually the first thing done rather than an afterthought.

Would opening the windows help at all?

Almost never here. With sixty-five inches a year and no cool season the outdoor air is carrying more than the inside of a building being dried, so bringing it in adds moisture rather than removing it. The building is closed and the moisture is condensed out mechanically in every month.

Does a leaky house dry faster once it is open?

Not in this climate. Air movement through the building only helps if what is moving through is drier than what is inside, and for most of the year it is not. A tighter house would be easier to dry here, which is the opposite of what people expect from an old building.
