Readings, then scope, then removal - in that order, agreed at the door.

The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Tullahoma: what the drying job runs into

When a floor is wet in Tullahoma, the call routes to an independent local contractor for water damage restoration, across town and out to its edges. There is a hard pan a couple of feet down here that water will not pass through, so it perches above it.

How these houses are built

Ask when the houses in Tullahoma were built and the answer is 1977 at the median, 64.1 percent of them finished by 1990. Around a median of 1977 with nearly two thirds of the stock older, the houses sit on the Highland Rim, where a dense compacted layer forms in the subsoil a short way down and stops water moving any deeper.

The climate a job dries in

On the 1991–2020 normals, Tullahoma gets 60.62 inches a year with December heaviest at 6.38, and the drying season runs from a 38.5-degree January to a 77.5-degree July; both figures recorded at TULLAHOMA, 2 miles away. December is the wettest month at 6.38 inches of a 61-inch year and three months average a low below freezing, so the heaviest rain falls when nothing is growing and nothing is drawing water out; it collects in the topsoil and stays there.

The way a loss ends here

  • Water held in the top few feet, so the wet zone is at foundation level rather than deep
  • Nowhere for a soakaway to discharge, so the usual drainage solutions have no outlet
  • Ground saturated for months, so a winter loss is on top of soil that is already full

Frequently asked questions

What is the hard layer under the topsoil?

A fragipan, a naturally compacted layer that forms in the subsoil and is dense enough that water and roots cannot pass through it. It is not rock and it is not clay exactly; it is soil that has set, and it sits two or three feet down.

Where does the rain go then?

Nowhere, mostly. It fills the soil above the pan and sits there, so the ground is saturated to within a foot or so of the surface for much of the winter. That is the level a foundation and a crawl space are sitting in.

Why do soakaways not work here?

Because there is nothing to soak into. A pit or a gravel trench only works if water can leave the bottom of it, and here the pan stops that, so the pit fills and stays full. Drainage has to carry water away to an outfall rather than down.
