Readings, then scope, then removal - in that order, agreed at the door.

The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Kingsport: what the drying job runs into

Water damage restoration by an independent local contractor covers Kingsport together with Riverview, Brickyard Village, and Vernon Heights. The drain line here runs out beneath the driveway to reach the street, and decades of vehicles have cracked it where it crosses.

How these houses are built

Ask when the houses in Kingsport were built and the answer is 1975 at the median, 68.7 percent of them finished by 1990. Around a median of 1975 with about seven in ten houses older, the drainage leaves the house and runs out beneath the driveway to reach the street, which puts a length of buried pipe under everything that has been parked and driven on it for fifty years.

The climate a job dries in

3 months in Kingsport have normal lows below freezing, January the coldest at 27.3 degrees. The rain side of the calendar peaks in July at 5.05 inches of an annual 45.03; both figures recorded at KINGSPORT, 0.9 miles away. July is the wettest month at over five inches of a forty-five inch year with three months averaging a low below freezing, so the heaviest rain lands in warm weather when the ground is at its most saturated; a cracked line under a driveway is taking ground water in as well as letting drainage out.

The way a loss ends here

  • A drain run beneath the driveway, so the pipe is loaded by vehicles every day of its life
  • Cracks that both leak out and let ground water in, so the line is failing in two directions
  • A repair that means breaking up the driveway, so the cost sits outside the building entirely

Frequently asked questions

How does a driveway damage a drain?

By loading it repeatedly. The line runs underneath to reach the street, and every vehicle that parks or drives over it puts a load on ground that is transferring that to the pipe. Over decades that cracks it, particularly at joints and where the bedding was never quite right.

What does a cracked line do besides leak?

It lets ground water in, which is the half people do not expect. A cracked drain in saturated summer ground takes water from the soil into the system as well as losing drainage into it, so the line runs full and backs up during wet weather without anything in the house changing.

Why is the repair so involved?

Because of where it is. Getting to the pipe means taking up the driveway above it, excavating, repairing and reinstating the surface, and none of that is inside the building. The drying indoors is usually the short part of the job and the smaller part of the cost.
