Water Out, Structure Dried
North Charleston, SC Water Damage Restoration

The order a drying job runs in
Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.
-
Step 1: Stop and remove
The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.
-
Step 2: Open and map
Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.
-
Step 3: Dry to a number
Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.
-
Step 4: Close up
Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.
Drying conditions particular to North Charleston
When a floor is wet in North Charleston, the call routes to an independent local contractor for water damage restoration, across town and out to Pepperhill, Ashley Heights, and Wilsonville. Much of the newer stock is townhome, where the wall between units is two framed walls with a gap that water can sit in.
What is behind the walls here
Roughly 23,946 of North Charleston's 54,781 homes went up before 1990, putting the median build year at 1996; what dries in place and what comes out follows from that. With a median build year of 1996 and well over half the stock newer than 1990, a large share of the housing is attached townhome built with a pair of independent framed walls and a narrow cavity between them, so water entering that gap is in a space that neither neighbor can open from their own side without the other's agreement.
The drying weather
On the 1991–2020 normals, North Charleston gets 53.56 inches a year with August heaviest at 7.29, and the drying season runs from a 49.5-degree January to a 82.5-degree July; rain recorded at NORTH CHARLESTON 2.6 NW 1.1 miles away and temperatures at CHARLESTON INTL AP 2 miles away. August is the wettest month at over seven inches and no month averages a freezing low, so the building is closed and cooled through the wettest part of the year and a sealed cavity between two units has neither ventilation nor a dry season working on it.
Where these losses tend to land
- Paired framed walls with a sealed gap between units, so water in that cavity is reachable only by opening one side or the other
- Two households and two policies on either side of one wet cavity, so access rather than drying decides the schedule
- Stacked plans over a shared slab, so a loss on an upper floor of one unit reaches the ground floor of the next

Frequently asked questions
The wall between the units is wet. Whose side gets opened?
Whichever side the readings favor, and that has to be agreed before anything is cut. The cavity between two framed walls cannot be reached from within it, so one wall has to come open to dry the gap. Getting both households to agree on which is usually the slowest part of the whole job.
Why can that gap not be left to dry on its own?
Because nothing reaches it. It is a sealed space between two walls with no ventilation path, inside a building that is closed and cooled for most of the year. Water in there sits against the framing of both units indefinitely. It has to be opened, dried with air moved through it, and read before it is closed.
What is checked in the neighbor's unit even if it looks dry?
The face of the shared wall, the base of it, and the floor along it. Water in the cavity wets the board on both sides from behind, and the neighbor's room can look perfect for days. Readings are taken on their side early rather than after the job is closed, because reopening this wall twice is a much larger piece of work.
