The order a drying job runs in
Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.
-
Step 1: Stop and remove
The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.
-
Step 2: Open and map
Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.
-
Step 3: Dry to a number
Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.
-
Step 4: Close up
Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.
Drying conditions particular to Hilton Head Island
Water damage restoration by an independent local contractor covers Hilton Head Island together with Otter Hole and Lighthouse Landing. The living rooms in these houses are lit by windows set high in the wall, above the line anybody can reach.
What is behind the walls here
Ask when the houses in Hilton Head Island were built and the answer is 1987 at the median, 60.5 percent of them finished by 1990. Around a median of 1987 with six in ten predating 1990, much of this housing was designed to sit under the tree canopy and take its light from above, which puts a band of fixed glazing high in the wall rather than ordinary windows at eye level.
The drying weather
August brings 6.53 of the 46.34 inches Hilton Head Island sees in a normal year, and July averages 83 degrees, which is the pace a wet floor dries at in the warm season; rain recorded at HILTON HEAD ISLAND 2.7 E 2.2 miles away and temperatures at BEAUFORT WWTP 14.4 miles away. August is the wettest month at 6.53 inches of a 46.34-inch year and no month averages a freeze, so heavy rain arrives on the wind through a long season; glazing set high on a wall takes that driven rain more directly than anything lower down.
Where these losses tend to land
- Sealed units and their flashings at a height nothing in the house can reach
- Water entering high and running the whole height of the wall before appearing
- Failures that are invisible until they have been running for a long time

Frequently asked questions
Why is high glazing harder to keep weathertight?
Because of exposure and access together. Glazing high on a wall takes wind-driven rain at full force, with none of the shelter a lower window gets, and the head detail above it has to be right. When it is not, nobody is going to notice from inside because the frame is fifteen feet up.
Where does a high leak show itself?
At the bottom of the wall, or at the floor, having run the full height inside the cavity. The staining is a long way from the source and it appears in a place with no plumbing and no obvious explanation, so these leaks are usually traced last rather than first.
How is high glazing inspected?
From outside, with a ladder or a lift, and usually only once a leak has been found. The useful preventive measure is looking at the head flashings when anything else is being done to the exterior, since the access is the expensive part of every visit.
