Readings, then scope, then removal - in that order, agreed at the door.

The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Shamokin: what the drying job runs into

Water damage restoration by an independent local contractor covers Shamokin together with Academy Hill and Polish Hill. The rows step up the hillside half a level at a time, so one house's floor is at the height of the next one's ceiling.

How these houses are built

Roughly 4,333 of Shamokin's 4,409 homes went up before 1990, putting the median build year at 1938; what dries in place and what comes out follows from that. With a median build year of 1938 and almost the entire stock predating 1990, the houses are attached in long rows running up a steep grade, and each one is set half a level above its neighbor, so the party wall between two homes has a floor structure meeting it at a different height on each side.

The climate a job dries in

Drying here is a July job at one pace and a January job at another, 72.5 degrees against 27.1; the 48.01 inches a year peak in September at 5.2, both figures recorded at BEAR GAP, 3.7 miles away. Four months with lows below freezing set the split season from December into March, and the September rain peak arrives on a slope where the ground is already carrying water downhill; a party wall on a hillside row has ground behind it on one side and a cellar on the other.

The way a loss ends here

  • Houses set half a level apart along a row, so a party wall meets a floor on one side and a wall on the other
  • Water crossing that wall at the level where one house's floor bears into it, so the neighbor's ceiling is the first sign
  • Cellars on a grade with ground against the uphill wall, so the lowest house in a run takes what the ones above it shed

Frequently asked questions

Water from next door is showing on this ceiling. How does that happen?

Because the houses are offset. Set half a level apart up a slope, one home's floor structure bears into the party wall at about the height of the next one's ceiling. Water in that floor goes into the shared wall and comes out on the neighbor's side, which is why the first sign is often in the wrong building.

Which house is worked on?

Both, because the wet framing is shared. The joist ends bearing into the party wall belong to one house and the ceiling below them to the other, and neither can be dried without access to the other. Agreement on that is normally the slowest part of the first day and is worth pressing on early.

Does position in the row change anything?

It does. On a grade, each house has ground against the uphill side of its cellar, and the lowest house in a run receives whatever the ground above it is carrying. The same loss in the top house and the bottom house of one row are different jobs, and the cellar readings show it clearly.
