Groundwater & Basement Water Intrusion in Bend, OR

Basement seepage, failed sumps and water through the slab are extracted and dried, and the path from the ground is found so the floor stays dry next season. The path from the ground is named first: through the wall, up through the slab, back through a drain, or from a sump that stopped. The space is extracted and dried, with the porous materials the water touched removed, and the delivery is addressed, because a dried floor only stays dry if the water stops arriving.

No obligation: the assessment comes before any scope

Often needed alongside

  • Structural Drying & Dehumidification

Sealed air movers and dehumidifiers bring framing, subfloor and drywall back to a measured dry standard, with daily readings logged from inside the material.

  • Emergency Water Extraction

Standing water is pumped and extracted around the clock, before it climbs the walls and soaks the subfloor. Same-day response where coverage allows.

  • Mold Inspection & Testing

An independent assessor confirms whether the assembly that got wet is actually dry, whether growth started while it was not, and how far it reaches.

Frequently asked questions

How cold does the crawl space actually get?

Close to whatever it is outside. Open vents in the perimeter mean the space under the floor is ventilated with outside air, so on a January night at ten degrees the pipes running through it are at ten degrees too, with only their insulation between.

Why is a split down there worse than one upstairs?

Because nobody hears it. A line that lets go inside a room announces itself within minutes. The same failure under the floor runs onto the ground and into the insulation above, and it can continue for days before anyone has a reason to look.

Should the vents be closed for winter?

Closing them for the freeze and opening them again is the traditional answer and it helps a great deal here, where the summer is dry enough that the space does not need year-round ventilation. Insulating the pipes themselves matters just as much.
