Water Out, Structure Dried

Tulsa, OK Water Damage Restoration

Homes across Tulsa and the rest of Oklahoma get one sequence: water out, structure dried to a measured standard, rebuild last. An independent local pro takes the call.

Local and independent · the visit decides the scope

  • Round-the-clock cover for water that is still standing
  • Local contractors, independent of this site
  • Scope written at the property by the pro who attends
  • Readings against IICRC S500 settle when drying is done
  • 24/7 emergency response

Round the clock, because water that is standing at 3am is still standing at 6am.

  • No lead form

Quoted by the contractor on site. No form, no list, no resale.

A referral network of independent water damage contractors, reached through one number, in every state.

The order a drying job runs in

Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Drying conditions particular to Tulsa

When a floor is wet in Tulsa, the call routes to an independent local contractor for water damage restoration, across town and out to Johansen Acres and Boman Acres. The water heater and laundry here stand in the garage, which is the one floor in the building that drains outward.

What is behind the walls here

Ask when the houses in Tulsa were built and the answer is 1973 at the median, 78.8 percent of them finished by 1990. Around a median of 1973 with nearly four in five houses older, the plans put the water heater and the laundry in the attached garage rather than inside the house, and that slab is laid to fall toward the door; the equipment most likely to fail sits on the only floor with somewhere for water to go.

The drying weather

Drying here is a July job at one pace and a January job at another, 83.4 degrees against 38.5; the 44.24 inches a year peak in May at 5.68, rain recorded at TULSA 1.4 S 1.6 miles away and temperatures at TULSA INTL AP 5 miles away. May is the wettest month at over five inches of a forty-four inch year with three months averaging a low below freezing, so the heaviest rain lands in a warm spring; a garage slab wet in that stretch dries reasonably well because the door can be opened, which is more than any room in the house offers.

Where these losses tend to land

  • The equipment most likely to fail standing on a floor that drains outward, so most of the volume leaves the building
  • A step up into the house at the connecting door, so the garage holds what it takes rather than passing it on
  • Losses noticed late because nothing in the living space changes, so the slab and the wall base take it for longer

Frequently asked questions

Is it better to have the equipment in the garage?

For a failure, yes, and by a long way. A tank that lets go on a garage slab sends most of its volume out under the door rather than into finished rooms, and there is usually a step up at the connecting door to stop the rest. The same failure in an interior closet is a much larger job.

Which part of the house is affected by a garage loss?

The wall the garage shares with the house, and whatever was stored on the slab. Water standing at the base of that wall works into the bottom plate and the finish on the far side, so the room inside can be affected without anything having crossed the doorway. That wall is read from both faces.

Why are these found late?

Because nothing in the living space changes. A garage loss makes no noise anyone hears and produces no visible damage indoors, so it is discovered when somebody next opens the door rather than when it happens. The volume is usually gone; the time it stood is what did the damage.
