Water Out, Structure Dried

Broken Arrow, OK Water Damage Restoration

Homes across Broken Arrow and the rest of Oklahoma get one sequence: water out, structure dried to a measured standard, rebuild last. An independent local pro takes the call.

Local and independent · the visit decides the scope

  • Round-the-clock cover for water that is still standing
  • Local contractors, independent of this site
  • Scope written at the property by the pro who attends
  • Readings against IICRC S500 settle when drying is done
  • 24/7 emergency response

Round the clock, because water that is standing at 3am is still standing at 6am.

  • No lead form

Quoted by the contractor on site. No form, no list, no resale.

A referral network of independent water damage contractors, reached through one number, in every state.

The order a drying job runs in

Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Drying conditions particular to Broken Arrow

Water damage restoration by an independent local contractor covers Broken Arrow together with Ninety One, Branch Creek, and Washington Lane. The irrigation heads on these lots are set right against the foundation, so the ground beside the wall is watered every day.

What is behind the walls here

Roughly 20,694 of Broken Arrow's 46,597 homes went up before 1990, putting the median build year at 1994; what dries in place and what comes out follows from that. Around a median of 1994 with under half the stock predating 1990, these houses have irrigation systems put in with the landscaping, and the heads covering the foundation planting stand within a foot or two of the wall and spray toward it.

The drying weather

May brings 6.19 of the 42.71 inches Broken Arrow sees in a normal year, and July averages 82 degrees, which is the pace a wet floor dries at in the warm season; rain recorded at BROKEN ARROW 1.5 WSW 1.8 miles away and temperatures at BIXBY 6.8 miles away. May is the wettest month at 6.19 inches of a 42.71-inch year and three months average lows below freezing, so summer is hot enough that the system runs daily for months; the ground beside the wall gets more water from the system than it does from the weather.

Where these losses tend to land

  • Soil against the foundation kept wet through the months it would otherwise dry
  • Spray landing on the wall covering itself rather than only on the ground
  • A schedule set for the lawn, applied to the one place that should stay dry

Frequently asked questions

What does daily watering at the wall actually do?

It removes the drying season. Foundation soil is supposed to wet and dry through the year, and clay in particular moves as it does. Watering it daily through the summer keeps it at a constant high moisture and pushes water against the base of the wall at the same time.

Is the wall itself at risk?

Where the spray reaches it, yes. Brick takes water in and holds it, and siding or stucco wetted daily at its lowest edge never dries. The damage is slow and it looks like age rather than like a leak, which is why it rarely gets connected to the system that caused it.

What is the sensible arrangement?

Heads moved back so their spray stops short of the building, or drip line replacing spray in the foundation beds. Either keeps the planting alive without soaking the wall. It also reduces how much water reaches the ground right beside the slab, which is what moves it.
