Drying, stage by stage

Sequence beats equipment on a wet building. The stages below come from IICRC S500 - all of them the contractor's work, each one setting the size of the next.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

What drying a building in Utica involves

When a floor is wet in Utica, the call routes to an independent local contractor for water damage restoration, across town and out to Cornhill, East Utica, and West Utica. The valleys on these slate roofs are copper, and sixty years of runoff has worn them through at the fold.

What the houses are made of

The typical Utica house dates to 1940, with close to nine in ten of the stock (91.2 percent) built before 1990, so the assemblies that get wet are mostly early 1940s work. Around a median of 1940 with nine in ten houses older, the roofs are slate with copper laid into the valleys, and that metal carries the runoff from two slopes at every valley, concentrated into a narrow channel with a fold down the middle of it.

Drying conditions

A normal year here delivers 48.05 inches, 5.14 of them in July, against a warm season that peaks at 70 degrees in July; rain recorded at NEW HARTFORD 0.8 S 4 miles away and temperatures at UTICA ONEIDA CO AP 8.6 miles away. July is the wettest month at over five inches of a forty-eight inch year and five months average a low below freezing, so the valleys carry heavy summer rain and hold ice through a long winter; the fold takes both, and it is the thinnest part of the sheet.

How water losses tend to end in Utica

  • Copper worn through at the fold, so the failure is a line rather than a hole and runs the length of the valley
  • Ice standing in the channel through a five-month winter, so the metal is worked as well as worn
  • A slate roof that is otherwise sound, so the covering suggests the roof has years left in it

Water Damage Restoration services in Utica

Six water services lead and two mold services follow, because mold is the end of a drying job rather than a separate one. Independent Utica contractors do both.

Frequently asked questions

Why does the copper fail before the slate?

Because it is doing more work. The slate sheds and the valley carries, so the copper in it takes the runoff from two slopes concentrated into a narrow channel, and the fold down the middle is where the metal is thinnest and where everything passes.

Does a worn valley mean the slate has to come off?

Usually not. Slate lasts a very long time and the covering either side of the valley is often good for decades more, so the sensible work is replacing the valley metal rather than the roof. Those are very different pieces of work and very different costs.

Where does valley water end up inside?

Along a line rather than at a point. A worn fold lets water through over a length of the valley, so it runs down the framing beneath and appears as a broad damp area on a ceiling below rather than as a drip anyone can stand under.
