Readings, then scope, then removal - in that order, agreed at the door.

The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Oneonta: what the drying job runs into

When a floor is wet in Oneonta, the call routes to an independent local contractor for water damage restoration, across town and out to Downtown and Walnut Street. A drain was cut across the uphill side of a good many of these lots, and most of them stopped working years ago.

How these houses are built

Ask when the houses in Oneonta were built and the answer is 1938 at the median, 94.6 percent of them finished by 1990. Around a median of 1938 with almost the whole stock predating 1990, these houses stand on hillside lots where somebody at some point dug a drain across the slope above the building to intercept the water coming down it.

The climate a job dries in

On the 1991–2020 normals, Oneonta gets 44.75 inches a year with June heaviest at 4.66, and the drying season runs from a 20.8-degree January to a 66.8-degree July; both figures recorded at EMMONS, 3 miles away. June is the wettest month at 4.66 inches of a 44.75-inch year and six months average lows below freezing, so the ground here is frozen for half the year and then takes the melt and the summer rain together; a drain that has silted has to handle both at once.

The way a loss ends here

  • A buried drainage feature nobody living at the property installed or has seen
  • Gravel and pipe that silt up over decades, so the capacity falls year by year
  • Ground above the house that was being drained and now is not

Frequently asked questions

What is a drain like this meant to do?

Catch water moving through the ground before it reaches the house. On a hillside lot, water travels down the slope within the soil as well as over it, and a trench of gravel and pipe cut across that path intercepts it and takes it around the building. When it works, the owner never knows it is there.

How do I know if there is one?

A line of slightly different vegetation across the slope, a pipe outlet at the side of the lot, or a strip that stays greener in a dry spell are the usual signs. Older properties here frequently have one, and the work may go back several owners, which is why nobody has maintained it.

Can a silted drain be brought back?

Usually it is easier to cut a new one than to recover the old. The gravel around a blocked pipe is full of fine material and no amount of jetting fixes that permanently. The useful part of finding the old one is that it shows exactly where the water comes from, which is where a new drain should go.
