Water Out, Structure Dried

Newburgh, NY Water Damage Restoration

Homes across Newburgh and the rest of New York get one sequence: water out, structure dried to a measured standard, rebuild last. An independent local pro takes the call.

Local and independent · the visit decides the scope

  • Round-the-clock cover for water that is still standing
  • Local contractors, independent of this site
  • Scope written at the property by the pro who attends
  • Readings against IICRC S500 settle when drying is done
  • 24/7 emergency response

Round the clock, because water that is standing at 3am is still standing at 6am.

  • No lead form

Quoted by the contractor on site. No form, no list, no resale.

A referral network of independent water damage contractors, reached through one number, in every state.

The order a drying job runs in

Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Drying conditions particular to Newburgh

When a floor is wet in Newburgh, the call routes to an independent local contractor for water damage restoration, across town and out to East End and Montgomery-Grand-Liberty Streets. The front door on these houses is up a flight of steps, with a full basement standing above the ground.

What is behind the walls here

The typical Newburgh house dates to 1938, with close to nine in ten of the stock (91.2 percent) built before 1990, so the assemblies that get wet are mostly late 1930s work. Around a median of 1938 with more than nine in ten houses older, the houses were built with a raised basement carried well above the outside ground and the main floor reached by a stoop, which was the ordinary form here.

The drying weather

A normal year here delivers 49.16 inches, 4.91 of them in August, against a warm season that peaks at 73 degrees in July; rain recorded at BEACON 4.2 ESE 6.8 miles away and temperatures at WALDEN 1 ESE 8.1 miles away. With five months averaging a low below freezing and January lows near sixteen degrees, the exposed part of the basement wall is above the frost line and out in the weather, taking the freeze directly rather than being insulated by the soil.

Where these losses tend to land

  • Basement wall exposed above ground, so a large area of masonry is in the weather
  • Freeze acting on the exposed face, so the mortar there deteriorates faster than below grade
  • A stoop bearing on that wall, so the steps and the wall move against each other

Frequently asked questions

Why is the basement half above ground?

It was how these were built, giving a usable lower floor with real windows and putting the main rooms up out of the street. It means several feet of the basement wall stand in the open air instead of being buried in soil.

Does that make the basement drier?

In some ways yes, and in others distinctly not. Less of the wall is against wet ground, which helps. But the exposed masonry takes the full freeze without the soil moderating it, so the mortar in that band fails faster than anywhere else.

What goes wrong with the stoop?

It pulls away. The steps are a separate mass bearing on shallow ground while the house sits on a proper foundation, so they move seasonally and the other does not. The gap that opens where they meet runs straight down the basement wall.
